随着新型城镇化的提出,我国房屋征迁的发展就发生了很多变化,从 追求速度到追求质量,从盲目随意到科学规划。拆迁其实是房屋征迁的一 部分,它包含入户沟通工作以及施工队进场施工两个主要的部分,这个词 语的社会敏感度一直居高不下,一直是各家媒体争相报道的话题。关注度 高、牵涉的社会影响大是拆迁成为各级政府难题的一个外在因素,而过程 透明度低、内部管理落后则是拆迁项目整体运行效率低的内部因素。只有 解决好内部因素才能保证拆迁项目的顺利进行,才能应对好各种外部因素。 本文以ZK市的酒厂拆迁项目的入户沟通过程为项目研究对象,运用项 目沟通管理方面的知识分析了该项目存在的沟通问题,研究问题产生的原 因,然后运用沟通管理的相关方法,识别项目的相关干系人,制作项目的 流程图和WBS表,最后从拆迁工作队的内外部沟通管理入手,提出的完善 培训机制、拓宽沟通渠道、建立反馈机制等措施。同时,根据拆迁项目的 特殊性考虑,需要一定的保障措施比如征迁补偿政策支持和拆迁工作队日 常管理支持。本文通过分析研究拆迁项目现状,详细列出拆迁沟通工作项 目的工作内容、工作流程等,提出改进方案及保障措施,以期可以为处理 拆迁项目中的沟通问题积累一定经验。 关键词:被拆迁户拆迁工作队沟通管理相关干系人保障机制 II RESEARCHONCOMMUNICATIONMANAGEMENTOFZK WINERYDEMOLITIONPROJECT ABSTRACT Withtheintroductionofnewurbanization,manychangeshavetakenplace inthedevelopmentofhousingexpropriationandrelocationinChina,fromthe pursuitofspeedtothepursuitofquality,fromblindrandomnesstoscientific planning.Demolitionisactuallyapartofhouseexpropriationandrelocation.It includestwomainparts:homecommunicationandconstructionteam construction.Thesocialsensitivityofthistermhasalwaysbeenhigh,andithas alwaysbeenthetopicofmediacoverage.Thehighdegreeofconcernandthe largesocialimpactinvolvedarethatdemolitionhasbecomeanexternalfactor forgovernmentsatalllevels,whilelowprocesstransparencyandpoorinternal managementareinternalfactorsfortheoveralloperationefficiencyof demolitionprojects.Onlybysolvingtheinternalfactorscanweensurethe smoothprogressofthedemolitionprojectandcanwerespondtovarious externalfactors. Thisarticletakesthehouseholdcommunicationprocessofthewinery demolitionprojectinZKastheresearchobject,usestheknowledgeofproject communicationmanagementtoanalyzethecommunicationproblemsexistingin theproject,researchesthecausesoftheproblems,andthenusesrelatedmethods III ofcommunicationmanagementtoidentifyrelevantstakeholdersoftheproject. MaketheprojectflowchartandWBSform,andfinallystartwiththeinternal andexternalcommunicationmanagementofthedemolitionteam,andpropose measuressuchasimprovingthetrainingmechanism,expandingcommunication channels,andestablishingafeedbackmechanism.Atthesametime,according tothespecialconsiderationofthedemolitionproject,certainsafeguard measuresareneeded,suchasthesupportofresettlementcompensationpolicy andthedailymanagementsupportofthedemolitionteam.Thisarticleanalyzes andstudiesthecurrentstatusofthedemolitionproject,explainsthework contentandtheworkflowofthedemolitioncommunicationworkprojectin detail,andproposesimprovementplansandsafeguardmeasures,soasto accumulatesomeexperiencefordealingwithcommunicationproblemsinthe demolitionproject.
