当前,多数建筑施工企业从事传统的施工活动,长期处于价值链底端,没有 深入挖掘业主和最终用户的潜在需求,竞争优势单一,盈利能力不强,这严重阻 碍了我国施工企业的可持续发展。因此,随着建筑价值链整合的深入发展,施工 企业如何在资源约束的条件下推进服务化成为亟待解决的问题。 在对相关文献进行梳理的基础上,本文首先从价值链整合的视角分析了施工 企业服务化的动因、内涵、内容及其过程,结果表明服务型施工企业更注重业主 及其顾客的多样化需求,以装配式建筑为载体,拓展和整合施工前后两端价值链, 为业主及其顾客提供高效的工程项目建设、个性化定制的绿色智能建筑产品及交 付后的全生命周期服务,实现业主与自身的价值共创。其次,分析服务化过程中 施工企业与业主的交互关系,构建双方行为方式的演化博弈模型,并运用Matlab 仿真分析相关参数变动对演化系统的影响。结果表明,施工企业服务化中施工企 业与业主容易造成信息不对称,而施工企业服务化程度、业主参与程度以及服务 化收益会对施工企业与业主博弈结果产生影响。再次,构建种群竞争模型,分析 施工企业在资源约束的条件下,延伸施工前后价值链的服务化广度和业主全程参 与的服务化深度之间的竞争演化关系,并运用Matlab仿真分析,识别了影响施 工企业服务化广度和深度的核心因素。结果表明,基于价值链整合的施工企业服 务化更有利于施工企业向业主及其顾客提供个性化定制的绿色智能建筑产品加 交付后的全生命周期服务的集成解决方案;基于价值链整合的施工企业服务化程 度可以由服务化广度和深度衡量,其中,竞争系数是影响服务化广度和深度的核 心因素,施工企业可据此选择更适合自身发展的服务化策略。最后提出基于价值 链整合施工企业服务化实现路径,主要包括纵向拓展价值链,横向整合价值链以 及综合集成价值链。 本研究的主要创新点在于:首先,梳理了基于价值链整合的施工企业服务化 的动因、内涵、内容及过程,拓展了施工企业转型升级的研究范围。其次,运用 博弈理论揭示了施工企业服务化中施工企业与业主的交互关系,并分析施工企业 的服务化程度、业主的参与程度以及服务化所产生的差额收益对施工企业与业主 交互关系的影响,提出了需要减少服务化过程中施工企业与业主的信息不对称问 II 题。最后,构建种群竞争模型,剖析了施工企业基于价值链整合可供选择的服务 化策略。基于价值链整合的施工企业服务化包括延伸施工前后价值链的服务化广 度和业主全程参与的服务化深度,分析两服务化维度之间的关系,为施工企业进 行服务化策略选择提供理论指导。 关键词:价值链整合,施工企业,服务化,博弈分析,决策,实现路径 III SERVITIZATION OF CONSTRUCTION ENTERPRISE BASED ON VALUE CHAIN INTEGRATION Abstract At present, most construction companies are engaged in traditional construction activities and have been at the bottom of the value chain for a long time. They have not dug deeply into the potential needs of owners and end users. They have a single competitive advantage and low profitability. Therefore, with the in-depth development of the integration of the construction value chain, how to construct the service under the condition of resource constraints has become an urgent problem to be solved. On the basis of sorting out the relevant literature, this article first analyzes the motivation, connotation, content and process of the construction enterprise's service from the perspective of value chain integration. The results show that service-oriented construction enterprises pay more attention to the diversified needs of owners and their customers , using prefabricated buildings as the carrier, expanding and integrating the value chains at both ends before and after construction to provide owners and their customers with efficient engineering project construction, personalized and customized green intelligent building products and full life-cycle services after delivery, co-creation of its own value. Second, analyze the interaction between the construction company and the owner during the service process, build an evolutionary game model of the behavior of both parties, and use Matlab simulation to analyze the impact of changes in relevant parameters on the evolution system. The results show that the construction enterprise and the owner are prone to cause information asymmetry in the service of the construction enterprise, and the degree of service of the construction enterprise, the degree of participation of the owner, and the income from the service will affect the game result between the construction enterprise and the owner. Thirdly, construct a population competition model, analyze the competition evolution relationship between the construction enterprise under the resource constraints, the extension of the service chain of the value chain before and after construction, and the depth of service participation of the owner throughout the IV process, and use Matlab simulation analysis to identify the impact The core factor of the breadth and depth of construction enterprises' service. The results show that the construction enterprise service based on value chain integration is more conducive to the construction enterprise to provide the owner and its customers with personalized customized green intelligent building products plus post-delivery full life cycle service integration solutions; construction based on value chain integration The degree of service of an enterprise can be measured by the breadth and depth of service. Among them, the competition factor is a core factor that affects the breadth and depth of service. Construction companies can choose a service strategy that is more suitable for their own development. Finally, a service realization path based on value chain integration construction enterprises is proposed, mainly including vertical expansion of value chain, horizontal integration value chain and comprehensive integration value chain. The main innovations of this study are as follows: First, the motivation, connotation, content and process of the service of construction enterprises based on value chain integration are sorted out, and the research scope of transformation and upgrading of construction enterprises is expanded. Secondly, the game theory is used to reveal the interaction between the construction enterprise and the owner in the service of the construction enterprise, and to analyze the influence of the service degree of the construction enterprise, the participation of the owner, and the differential income generated by the service on the interaction between the construction enterprise and the owner , Raised the need to reduce the information asymmetry between the construction enterprise and the owner during the service process. Finally, construct a population competition model, and analyze the alternative service strategies of construction enterprises based on value chain integration. The construction enterprise service based on value chain integration includes the service breadth of the value chain before and after the extension construction and the service depth of the owner's full participation. The relationship between the two service dimensions is analyzed to provide theoretical guidance for the construction enterprise to choose the service strategy.
