2019年以来,中国房地产市场一方面受国内外经济下行的影响,另一方面继续 受到政府调控,面临杠杆过高、产能过剩和竞争加剧的挑战,导致许多房地产企业 特别是中小房地产企业经营困难、亏损甚至倒闭。随着行业寒冬的来临,众多房地 产公司不断转型升级,从外部的规模扩张开始走向内部管理挖潜,围绕企业在新常 态下的战略目标,以塑造企业核心竞争力为中心,大力推行绩效管理。然而由于种 种原因,盛天地产柳州公司绩效管理实施效果并不理想,存在绩效管理目的不清 晰、绩效实施随意性、绩效实施方法不科学等问题。盛天地产柳州公司作为中小房 地产企业,面临着比以往任何时期都更为严竣的挑战。因此,研究盛天地产柳州公 司绩效管理模式并提出相应的优化对策,显得极为重要。 本文围绕盛天地产柳州公司的绩效管理,从企业面临的行业背景和企业内部实 践情况出发,采用文献研究法、案例分析法、调查研究法等方法,通过收集盛天地 产柳州公司各类公告、档案文档资料、调研资料等证据资料,对盛天地产柳州公司 绩效管理展开研究,并提出完善绩效管理的措施。通过研究,本文认为盛天地产柳 州公司绩效管理应紧密结合当前形势对房地产行业发展的要求以及企业自身的特 点,科学制定绩效管理的战略方向,积极向房地产细分行业诸如养老地产发展,拓 展生存空间,力争在新的赛道上抢占竞争优势。要合理匹配绩效管理与内外环境的 相互变化,提高企业的配适性和敏捷性;与此同时还应加强绩效目标、绩效实施 人、绩效收益分配、绩效文化的管理,优化影响绩效管理的关键性因素,提升企业 的效能,支撑企业创新和转型。此外,优化绩效管理的流程和完善绩效管理的保障 制度,促进盛天地产柳州公司绩效管理的规范化和科学化。 本文研究结论可为盛天公司制定绩效管理措施提供理论支持,也可为其它中小 房地产公司绩效管理提供参考借鉴。 关键词:柳州盛天;组织绩效;绩效管理 盛天地产柳州公司绩效管理研究 I Abstract Since 2019, China's real estate market, on the one hand, has been affected by the economic downturn at home and abroad, on the other hand, it continues to be regulated by the government, facing the challenges of excessive leverage, overcapacity and intensified competition, resulting in many real estate enterprises, especially small and medium-sized real estate enterprises, operating difficulties, losses and even bankruptcy. With the coming of the cold winter of the industry, many real estate companies are constantly transforming and upgrading, starting from the external scale expansion to the internal management potential tapping, focusing on the strategic goal of the enterprise under the new normal, focusing on shaping the core competitiveness of the enterprise, and vigorously promoting performance management. However, due to various reasons, Shengtian real estate Liuzhou company's performance management implementation effect is not ideal, there are some problems such as unclear purpose of performance management, randomness of performance implementation, unscientific methods of performance implementation and so on. As a small and medium-sized real estate enterprise, Shengtian real estate Liuzhou company is facing more serious challenges than ever before. Therefore, it is very important to study the performance management mode of Shengtian real estate Liuzhou company and put forward the corresponding optimization countermeasures. This paper focuses on the performance management of Liuzhou Shengtian company, starting from the industry background and the internal practice of the enterprise, adopts the methods of literature research, case analysis, investigation and research, and collects various kinds of announcements, archives, documents, research materials and other evidence materials of Liuzhou Shengtian company, and studies the performance management of Liuzhou Shengtian company, and proposes to improve the performance Management measures. Through the research, this paper believes that Shengtian real estate Liuzhou company's performance management should be closely combined with the requirements of the current situation for the development of the real estate industry and the characteristics of the enterprise itself, scientifically formulate the strategic direction of performance management, actively develop to the real estate industry such as pension real estate, expand the living space, and strive to seize the competitive advantage in the new track.
