要不断提升企业自身的核心竞争力,房地产开发企业必须制定清晰的企业战
略并将其实施到底。如何设计一套科学的、符合企业发展需要的绩效管理系统是
现今很多企业都在研究的一个重要内容。本文以绩效管理的相关理论知识为基础,
通过访谈、理论研究与实证研究相结合的方式,对LS房地产公司现有的考核制度
进行详尽的分析,力求设计一套新的绩效管理体系。希望笔者设计的绩效管理体
系可以为LS房地产公司高层管理者和从事人力资源工作的人员,在绩效管理实践
方面提供一定的参考价值,力图为研究对象的绩效提升搭建科学的、全面的、实
效的理论策划平台。
本文共分为五个部分:第一部分绪论,介绍研究背景和意义,以及本文的研
究内容及框架。第二部分相关理论基础,介绍绩效管理相关理论,以及绩效管理
实施的常用工具和主要过程。第三部分LS房地产公司绩效考核的现状及存在问题
分析,介绍LS公司背景、公司现有的绩效考核制度及其存在的问题。第四部分
LS房地产公司绩效管理体系的设计与建立,包括进行工作分析、确定绩效管理团
队、建立KPI指标体系、设计考核表格、设计绩效考核流程、设计考核周期、考
核结果的使用、考核反馈面谈、绩效管理的实施保证等。第五部分为结论和展望,
对绩效管理的实施提出实际建议。

ABSTRACT
As the real estate market regulation and continuously advancing in depth,real
estate development enterprise's policy environment, competition, investment have
changed greatly. No matter how the market changes,in the long run, the companies
responding to changes proactively in the market, correct values, correct development
concept leading,high management capacity makes it easier to stand out, more likely to
grow. This requires real estate development enterprises to recognize the real estate
market situation changes rationally, seek actively business transformation of growth
mode, strengthen the meticulous management and experience good exercise to benefit
the internal organs to strive to become the new market winner.
To improve the core competition ability of enterprise oneself, real estate
development enterprises must make clear enterprise strategies and implement entirely.
How to design a set of scientific, consistent with the need of the development of
enterprise performance management system is one of important research parts for many
enterprises. This paper is based on the performance management theory knowledge,
analyzes LS real estate enterprise existing staff appraisal system in detail to design a set
of new performance management system, through interviews, combination of
theoretical research and empirical research. Hope the design of the performance
management system for LS company executives and HR staff can provide certain
reference value in the performance management practice, to build scientific,
comprehensive, practical theory planning platform for the research object performance
improvement.
This paper is divided into five parts: the first part is the introduction, introduced the
research background and significance, as well as the research content and framework.
The second part is related literatures, and introduced the relevant performance
management theories,as well as the implementation of performance management
commonly used tools and main process.
The third part is the analysis of LS real estate enterprise performance appraisal
situation and problems, introduces the LS enterprise background, existing performance
