房地产行业是我国经济的重要行业,关系到我国经济发展的前进历程。该行业属于 高投资高回报的行业,同时行业的风险也是巨大的,面临着内部外部不同的风险。所以 房地产企业在项目投资上更要慎之又慎,考虑政府、环境、销售等各方面可能存在的风 险因素,随着房地产企业投资风险日渐加大,房地产企业投资的压力越来越大,并且经 营的过程中需要步步为营。同时社会经济水平的不断提高也导致了房地产企业竞争的问 题日益趋升,使得各企业的市场份额逐渐减少。很多国内房地产企业的发展严重受阻, 甚至个别企业适应不了现在的经济形势而面临破产。为了实现企业的长久和可持续进 步,多数公司都愿意选择对外投资作为企业项目。 企业要想一直前进就得不断进行投资,企业投资的目的是未来获得更多的经济利 益,帮助企业实现利润最大化。如果企业要进行投资,必须得考虑到怎么控制和降低企 业的投资风险。假如企业管理层对投资风险不够重视,采取的防控方法不到位,将直接 损害到企业的经济发展,会给企业造成特别大的经济损失,为此要做好企业投资风险的 分析和应对工作是十分必要的。总的来说,企业要想做好投资,必须把国家在经济、政 治、法律方面的变化掌握清楚,并结合市场的情况将投资渠道进行调整,通过对风险程 度的研究,分析出企业所容易出现的问题,提高企业应对能力,降低损害。以此,将公 司的利润率提升,并促进企业的长足发展。 以风险投资风险评价等理论作为全文的理论基础,结合叠翠湾项目的实际案例,利 用风险防控理论来对我国房地产企业的发展进行分析,总结出我国房地产企业存在着政 策风险、社会风险、经济风险、经营管理风险和自然风险等类型,根据风险类型分析了 投资风险产生的原因,发现其存在未及时根据新政策进行调整、项目区位选择不合适、 投资回收期长、投资项目单一、可行性研究不透彻等原因,最后提出企业应及时关注新 政策的变动、选择最佳投资区位、缩短投资回收期、运用投资组合理论、重视可行性研 究等控制对策。为我国房地产企业的投资进行理论指导,从而降低空房率和项目烂尾的 发生概率,促进我国房地产企业的良性发展,同时为我国经济发展做出积极贡献。 关键词:房地产企业;项目风险;风险控制;叠翠湾项目 II RESEARCHONRISKEVALUATIONANDPREVENTION MEASURESOFDIECUIWANINVESTMENTPROJECT ABSTRACT TherealestateindustryisanimportantindustryinChina'seconomyandisrelatedtothe progressofChina'seconomicdevelopment.Itbelongstotheindustrywithhighinvestment andhighreturn,andtheriskoftheindustryishuge,facingdifferentrisksfrominsideand outside.Therefore,realestatecompaniesshouldbemorecautiousinprojectinvestment, consideringthepossibleriskfactorsofgovernment,environment,salesandotheraspects.As realestateenterprisesinvestmoreandmore,theprojectinvestmentofrealestateenterprises ishigher.Claim.Withthecontinuousdevelopmentofthemarketeconomy,thecompetition problemofindividualrealestateenterprisesisincreasing,whichmakesthemarketshareof eachenterprisegraduallydecrease.Thedevelopmentofmanydomesticrealestatecompanies hasbeenseverelyhampered,andevenindividualcompanieshavefailedtoadapttothe currenteconomicsituationandarefacingbankruptcy.Inordertoachievelong-termand sustainabledevelopmentofthecompany,foreigninvestmenthasbeenfavoredbymany companies.Enterpriseinvestmentisthemaineconomicactivityofenterprisedevelopment. Thepurposeofenterpriseinvestmentistoobtainmoreeconomicbenefitsinthefutureand helpenterprisestomaximizeprofits.Ifacompanywantstoinvest,itmustconsiderhowto controlandreducetheinvestmentriskofthecompany.Ifthemanagementofthecompany doesnotpayenoughattentiontotheinvestmentrisk,thecontrolmethodadoptedisnotin place,whichwilldirectlydamagetheeconomicdevelopmentoftheenterpriseandcausea specialeconomiclosstotheenterprise.Todothis,itisnecessarytoanalyzeandrespondto theinvestmentriskoftheenterprise.Verynecessary.Ingeneral,corporateinvestmentshould notonlypaycloseattentiontochangesininvestmentactivitiessuchasnationaleconomic policiesandlegalsystems,butalsoconsiderchangesinthemarketenvironment,maketimely adjustmentstoitsinvestments,andcarefullyanalyzethefullrangeofriskfactors.Impact, therebyreducingcorporateinvestmentandreducingunnecessarylosses.Onlybyreducingthe III investmentrisksofenterprisesandimprovingeconomicreturnscanenterprisesachieve healthyandsustainabledevelopment. Basedonthetheoryofrealestateenterpriseinvestment,thispapertakesthePinnacle Bayprojectasanexample,usestheriskpreventionandcontroltheorytoanalyzethe developmentofChina'srealestateenterprises,andthencombinesthetheorywiththe PinnacleBayprojecttoprovideanoverviewoftheinvestmentriskinrealestateenterprises. Undertheguidanceoftheory,itisconcludedthattherearepolicyrisk,socialrisk,economic risk,businessmanagementriskandnaturalriskinChina'srealestateenterprises.Thereasons forinvestmentriskareanalyzedaccordingtothetypeofrisk,anditsexistenceisnotadjusted accordingtothenewpolicy.Theprojectlocationisnotsuitable,theinvestmentrecovery periodislong,theinvestmentprojectissingle,andthefeasibilitystudyisnotthorough. Finally,thecompanyshouldpayattentiontothechangesofthenewpolicy,selectthebest investmentlocation,shortentheinvestmentrecoveryperiod,andapplytheportfoliotheory. Payattentiontocontrolmeasuressuchasfeasibilitystudiesrovidetheoreticalguidance fortheinvestmentofrealestateenterprisesinChina,soastoreducetheincidenceofvacancy andtheoccurrenceofunfinishedprojects,promotethesounddevelopmentofChina'sreal estateenterprises,andmakepositivecontributionstoChina'seconomicdevelopment.
