I 摘要 采购是任何一个企业维持正常运转必不可少的环节,对企业的健康、长久、优质 的发展尤为重要。本文以物业管理企业的行业特性和成本构成的角度,得出人工成本 是占采购支出比例最大的部分,从而得出并讲述物业管理企业的采购在企业成本管控 方向具有重大的意义。 “互联网+” 的采购管理模式,能够对企业内部物资资源的进行 充分、高效的优化配置,是一种物业管理企业转型的新模式。 本文通过对相关理论的概述奠定理论基础,进而对 A 公司进行案例分析,通过对 A 公司旧采购模式描述,再通过访谈法对 A 公司采购模式及存在问题进行分析,得到 A 公司存在采购监督机制不完善、采购资源未得到整合、专业技术人员缺乏、应用平 台未专业化等问题。进而从采购计划、出入库管理、供应商管理和平台管理几个方面 对 A 公司采购模式进行优化,运用调查问卷法和相关数据的对比对 A 公司采购与“互 联网+”结合后的运行效果进行评价,以研究“互联网+”采购模式对企业采购管理、”互 联网+”采购模式所需配套保障措施及实施效果的影响。 在总结论文对 A 公司的采购模式研究整体情况的基础上,提出了本文研究的内容 在该企业中进一步改进、优化和发展的建议和方向,讲述了本研究的不足与局限性, 最后说明了采购与“互联网+”相结合对物业管理公司企业的发展产生重要的作用和深远 意义。 关键词,采购,采购管理,采购模式,“互联网+”,物业管理西北大学硕士学位论文 II ABSTRACT Procurement is an indispensable link for any enterprise to maintain normal operation, especially for the healthy, long-term and high-quality development of enterprises. Based on industry characteristics and cost composition of property service enterprises, this study concludes that labor cost is the largest proportion of procurement expenditure, so it is of great significance to draw and describe the procurement of property service enterprises in the direction of enterprise cost control. So how will the proportion of spending be adjusted to reduce costs and profit marginsThe “Internet plus” procurement management model can fully and efficiently optimize the internal material resources of the enterprise, which is a new model for the transformation of innovative property enterprises. This study lays a theoretical foundation through the overview of the relevant theories, and then carries on the case analysis to A company, through the description of the old procurement mode of A company, and then analyzes the procurement mode and existing problems of A company through the interview method. There are some problems in A company, such as imperfect procurement supervision mechanism, unintegrated procurement resources, lack of professional and technical personnel, unspecialized application platform and so on. Then it optimizes the procurement mode of Company A from the aspects of procurement plan, warehouse management, supplier management and platform management. By using the questionnaire method and the comparison of relevant data, this study evaluates the operation effect of the combination of A company procurement and Internet plus. In order to study the influence of Internet plus procurement model on enterprise procurement management, the supporting safeguard measures and the implementation effect. On the basis of summing up the overall situation of the research on the procurement mode of Company A, this paper puts forward some suggestions and guidances for the further improvement, optimization and development of the content of this paper in the enterprise, and describes the shortcomings and limitations of this study. Finally, my study shows that the combination of procurement and Internet plus plays an important role and far-reaching significance in the development of property service companies.
