HD物业公司发展战略研究
摘要
物业管理越来越成为国家城镇化建设中的重要环节,在城市综合管理、居
民生活等工作中发挥着关键作用。由于与物业有关的理论研究相对较少,使得
许多物业公司的发展缺乏理论支撑,导致物业管理行业发展不均衡。
本文从物业管理行业的发展现状出发,结合物业行业特点,把 HD物业公
司作为为研究主体,在综合运用了 PEST分析法、波特五力模型工具和 SWOT
分析法,深入剖析了 HD物业公司面对的外部环境和公司内部的有利资源,在明
确企业发展的优劣势、机遇与挑战以及发展目标定位等方面内容的基础上,对
HD物业公司的发展战略进行了设计,对 HD物业公司的发展壮大提出了可行性
建议。因此,HD物业公司应充分利用自身优势,对增长型、混合型、紧缩型、
稳健性型四种发展战略进行量化分析,最终得到适合 HD物业公司的发展战略
即增长型战略更具有可行性,并给出具体实施增长型战略的对策与保障措施。
本文研究发现:外部环境中,政府对物业行业政策支持、我国经济稳步发
展、居民收入增加等都为 HD物业公司在竞争中创造了良好的环境;但也面临着
同行其他企业迅猛发展、潜在进入者、国内对物业管理公司规范标准要求高、
物业服务价格接受度不高、物业服务替代品威胁等行业环境的不利因素。内部
环境分析中,重点分析了 HD物业公司的发展历程与经营现状、 HD物业公司具
备的资源和能力。通过对企业内部环境中资源与能力的分析发现: HD物业公司
在组织架构、平台资源、品牌影响力、区域位置、规范运行等方面明显存在优
势,但人工成本、市场拓展力、信息化建设等方面还存在不足。
本文结合物业管理和战略相关理论,对 HD物业公司在物业管理过程中的问
题和发展环境进行了分析,在对 HD物业公司运营情况进行剖析的过程中,论文
以寻找企业的痛点为基本思路,探寻企业瓶颈形成的主要原因,在明确了企业
内部原因为导致 HD物业公司陷入发展瓶颈主因的基础之上,将发展城市综合物
业管理、探索“平台+外包”运营模式和实施物业管理转型升级确定为解决 HD
物业公司发展问题的主要突破口,并基于上述分析为 HD物业公司选择了增长型
发展战略。围绕公司“打造行业领先的城市综合物业服务企业,缔造城市美好
生活”的愿景,制定了阶段性战略目标。
