论文以大庆油田 WF 物业公司为研究对象,采用文献调查、定量分析、宏观与微观
相结合、理论联系实际等分析方法。根据大庆油田 WF 物业公司目前发展情况,对公司
的战略进行系统研究。论文主要包含以下内容:首先是阐述大庆油田 WF 物业公司的研
究背景、研究目的和意义,介绍并评价国内外战略研究现状,接着提出研究内容、框架
及研究方法。二是介绍公司战略相关理论,包括战略管理理论内涵、特征、意义与过程
然后介绍战略管理分析工具,论文中应用到的有 PEST 分析模型和 SWOT 分析模型。三
是分别对大庆油田 WF 物业公司外部环境和内部环境分析,然后构建了 SWOT 矩阵,
对公司内外部环境进行了 SWOT 分析,确定了可供选择的战略组合。四是根据大庆油
田 WF 物业公司战略愿景与指导思想,结合上文内外环境分析结果,提出大庆油田 WF
物业公司可采取的战略方案和战略定位。提出低成本、差异化、多元化三种战略选择模
式。五是提出大庆油田 WF 物业公司战略实施,主要是加强品牌影响力,加强财务管理,
优化人力资源结构,有效利用大数据加强企业信息化建设,提高设备使用效率等

ABSTRACT
With the continuous development of market economy , with the SASAC central
enterprises are implementing three for one industry (water supply,power supply,heating and
property management referred to as the three for one industry) separation of major change in
the structure will be transferred,the property services market,independent management,fair
competition,consumer freedom of choice and independent consumption. The modern market
system of commodity and factor free flowing,equal exchange will be more and more perfect.
In this situation , the traditional management of state-owned property companies rigid
management model will soon be eliminated. As a state-owned enterprise in Daqing oilfield,
the WF property company of Daqing oilfield must adjust its future development strategy in
order to keep the dominant position in the industry and realize the sustainable development.
Therefore,it is particularly necessary to analyze the internal and external environment of WF
company of Daqing oilfield , and put forward the development strategy suitable for the
company&39;s situation and determine the safeguard measures for the implementation of the
strategy.The scientific analysis and the reference research in Daqing oilfield WF property
company as a case study,the reference papers related to a large number of domestic and
foreign achievements,theory with practice,according to the Daqing Oilfield Company WF
property development at present,systematic research on the strategic management of the
company. This paper mainly includes the following contents:firstly explains the research
background , purpose and significance of the research in Daqing oilfield WF property
management company,the introduction and evaluation of domestic and international strategic
research,then put forward the research content,framework and research methods. The two is
to introduce the relevant theories of corporate strategy , including the connotation ,
characteristics,significance and process of strategic management theory. Then it introduces
the strategic management analysis tools,which are applied to the PEST analysis model and
SWOT analysis model. The three is the analysis of the Daqing oilfield WF property company
internal and external environment,then construct the SWOT matrix,the company&39;s internal
and external environment of the SWOT analysis,the strategy choice. The four is based on the
development of strategic vision and guiding ideology of Daqing oilfield WF propertyABSTRACT

company,combined with the internal and external environment analysis,put forward the
strategic plan of Daqing oilfield,Daqing Oilfield Company can take the WF property and
strategic positioning. The paper puts forward three strategic choices:low cost,differentiation
and diversification. Five is to put forward measures to guarantee the implementation of
Daqing oilfield WF property company strategy,mainly to strengthen the brand influence,
strengthen financial management,optimize the structure of human resources,effective use of
big data to strengthen the enterprise informatization construction , improve equipment
efficiency etc..
