I 河南省SZ青年人才公寓选址的评价与分析 摘要 人才是驱动城市建设的主要动力,充足的人才是城市经济保持活力的源泉和基础。 尤其河南省正在 向高新技术产业和高端服务业转型,人才的重要性更加不言而喻。然而 伴随着城市人口的急速增长,上涨的房价和城镇居民收入的差距直接导致了住房不可支 付的突出问题。政 府要解决人才的居住问题,才能挽留人才,从而促进现有经济产业结 构的转型升级,对提升城市竞争力具有十分积极的影响。为解决人才住房难、住房贵等 问题,省政府希望通 过建设SZ青年人才公寓项目,保障人才及其家庭居住条件,帮助 人才解决后顾之忧。 本文首先系统阐述了人才公寓的概念,并借此明确人才公寓与传统保障性住房的区 别。基于 问卷调查和现状问题分析的基础上总结了人才公寓选址布局的主要影响因子, 并以此建立了层次分析模型。并通过构建的层次分析模型,从数据的角度刨析了河南省 SZ青年人才公 寓的选址方案,从数学角度分析选址的优劣。研究的创新点在于目前青 年人才公寓在国内尚属新兴住房,选址相关研究尚不健全,通过对河南省SZ青年人才 公寓选址的分析评价 可以为未来新建或改建的人才公寓项目提供参考价值。 郑州市区域发展不均衡、土地成本差距大、中心城区土地资源紧缺,如何合理进行 选址并兼顾入住者的需求与土地效益是 历来新建住房项目的难点。本文的目的就是通过 研究和分析河南省SZ青年人才公寓的选址管理,对已建成的人才公寓提出选址意见, 为今后河南省人才公寓的建设提供参考。 关 键词:人才公寓,层次分析法,权值矩阵 ABSTRACT III ASSESSEMENT AND ANALYSIS ON HENAN SZ YOUTH TALENT APARTMENT ABSTRACT Talents are the main driving force for urban construction, and sufficient talents are the source and foundation for the vitality of the urban economy. In particular, Henan Province is transforming into a high-tech industry and high-end service industry, and the importance of talents is self-evident. However, with the rapid growth of the urban population, the gap between rising house prices and urban residents' income has directly caused the significant problem of unaffordable housing. The government must solve the housing problem of talents so they can retain them, thereby promoting the transformation and upgrading of the existing economic and industrial structure, which has a very positive impact on the improvement of urban competitiveness. In order to solve the problems of unaffordable housing for talented people, the provincial government hopes that through the construction of the SZ Youth Talent Apartment Project, it will ensure the living conditions of talented people and their families, and help talents solve their worries. This article first systematically elaborated the concept of talented apartments, and used this to clarify the difference between talented apartments and traditional affordable housing. Based on the questionnaire survey and the analysis of the status quo problems, the main influencing factors of talent apartment location are summarized, and a hierarchical analysis model is established based on this. Based on the analytic hierarchy model, the site selection scheme of Henan Province SZ Youth Talent Apartment was analyzed from the perspective of data, and the advantages and disadvantages of site selection were analyzed from the perspective of mathematics. The innovation of the research lies in the fact that the current youth talent apartment is still a new trend in China, and the site selection related research is not complete. The analysis and evaluation of the Henan Province SZ Youth Talent Apartment’s locations can provide reference value for future new or renovated talent apartment projects. Zhengzhou's regional development is uneven, the land cost gap is large, and land resources in the central urban area are in short supply. How to choose a reasonable location and take into account the needs of residents and land benefits has always been a difficult point for new housing projects. The purpose of this article is to study and analyze the site selection management of the SZ Youth Talent Apartment in Henan Province, and put forward suggestions on the location of the already completed Talent Apartment, so as to provide reference for the construction of the talent apartments in Henan province in the future.
