摘要
近年来随着我国房地产业的高速发展,电梯作为高层建筑配套设施,已成为人们生活
及工作中接触频繁的设备之一,使用的安全和舒适也日渐被越来越多的人所关注。电梯的
安全运行和维护保养问题已成为大家的关注焦点,伴随而来的便是电梯维保大市场的形
成,以至电梯维保企业纷纷加快对市场的布局抢占市场商机。电梯维保在国内市场上,外
资企业和国内企业之间较量不相上下,市场占有率基本以 58%比 42%的格局波动。而在市
场博弈过程中电梯维保企业的发展与竞争纷纷体现出不同的优势和劣势,大部分电梯维保
企业战略布局不合理,很难在市场上立足,面临无法持续经营之局面。A电梯维保企业是
一家第三方电梯维保企业,即无生产能力也无核心技术优势,近年来不但新增业务获得少
且存量业务还有下滑趋势,本文以A电梯维保企业为例,对电梯维保行业进行分析研究,
试图为A电梯维保企业的后续经营发展找到市场竞争战略的解困之法。
从目前国内外研究分析而言,大多数研究成果主要依托于企业战略管理理论,结合企
业或行业相关因素多角度分析企业战略阶段性面临的问题。由于角度的不同存在分析研究
得出的结果不同,从而影响在战略形成制订后对不同企业的实施效果。尤其是电梯维保企
业竞争战略研究成果分析发现,针对电梯维保企业竞争战略方面的研究成果相对宽泛且较
少,在对于电梯维保企业的市场竞争战略多以目前国内外知名品牌电梯生产厂家为研究对
象,代表性不足,对第三方电梯维保企业在市场竞争环境下的应用指导性不强。
为了有效改进研究思路及成果对企业实践指导性不足问题,本文认为企业战略理论的
研究,首先应从企业实践出发,将企业战略形成、战略选择、战略实施过程中可能面临的
问题进行系统的梳理,以此为基础定位具有指导性、实践性的企业战略理论体系研究,使
其发挥真正的指导意义;其次应从第三方电梯维保企业在市场竞争中的竞争战略探索与研
究,能真正意义上从电梯维修保业自身业务出发,使其研究成果直接发挥指导价值。
本文通过对A电梯维保企业的内部环境综合分析、宏观环境分析、波特五力竞争环境
分析、SWOT分析,全面阐述了 A电梯维保企业所处的竞争环境及电梯维保企业的发展趋
势和行业特征,并比较了低成本战略、差异化战略和目标集中战略三种基本竞争战略在A
电梯维保企业的可行性分析,最后提出 A电梯维保企业适合以差异化战略为基本竞争战
略。研究视角的创新是本文的主要体现,通过对电梯维保企业实体案例进行竞争战略理论
研究,使其研究成果在同行业类似企业发挥其指导性和借鉴性作用。

should use what kind of competitive strategy, seek to promote A elevator maintenance enterprise
transformation steadily development of effective methods, for the enterprise has two aspects of
theory and practice significance. A elevator maintenance companies to adjust organization
structure, through technical innovation and personnel training improve enterprise
informatization level.
This article first introduces the current status of the development of elevator and elevator
maintenance industry, and competitive environment, and then with A elevator maintenance
enterprise as an example, the elevator maintenance enterprise's internal and external
environment has carried on the thorough analysis, and on this basis, A elevator maintenance
enterprises for the PEST macro environment, the five industry competition environment, SWOT
analysis, internal environment analysis, strategic group analysis of resources and capabilities
such as systems analysis, further defined A elevator maintenance enterprise's own strengths,
weaknesses, as well as the enterprise existing opportunities and threats, compares the low cost
strategy, differentiation strategy and focus strategy of the three basic competitive strategy and
defensive and attacking dynamic competitive strategy, put forward is given priority to with
differentiation strategy, focus strategy as the auxiliary of the basic competition strategy, and give
priority to with short term attacking strategy of dynamic competitive strategy. And on the
competition strategic choice made the competitive strategy of further the implementation of the
