近年来,我国房地产金融发展较快,产品种类增多。在进入21世纪之后随着我 国住房制度改革和国民经济快速增长,房地产行业已经成为关系到国计民生的支柱产 业,房地产价格不断升高,银行信贷中的房地产信贷比重不断提高,房地产市场价格 波动给银行带来的风险也在不断增加。若在发展经济中过度依赖房地产行业而任房地 产价格不断上涨的话,必然会产生大量的泡沫,一旦破灭对于房地产、银行甚至是国 家经济而言都是灾难。正因如此,国家关于房地产市场的调控政策也更加备受关注, 如何有效地把握房地产信贷的尺度已经成为商业银行风险管理的一个重要课题。 本文首先阐述了研究背景和意义,通过参考国内外学者提出一系列对房地产信贷 风险影响的研究理论,确定了本文的研究内容和方法。接着又从概念上,对房地产信 贷及房地产信贷风险等相关理论进行梳理归纳,结合文中会用到的基础理论,对我国 房地产市场的特征及房地产信贷风险特点进行描述介绍。再次,以中国银行K分行 为例,分别从中国银行K分行当地房地产市场、房地产信贷及信贷风险现状几个方面 进行论述,从银行内部方面重点了解K分行当前房地产信贷风险种类及实际情况。比 如:银行内部管理方面、授信政策变更及风险分析层面。再以上述识别出的相关风险, 从银行内部出发分析中国银行K分行信贷风险的成因,以及会给K分行造成的影响。 最后,就如何防范银行内部房地产信贷风险提出相应的防范措施,比如对培育先进的 管理文化,提高对房地产信贷风险的认识,提升人员素质,建立健全社会信用体系, 规范房地产评估机构等,以便使得K分行房地产行业授信风险得到较好地控制,房地 产信贷业务可以实现稳健发展。 关键词:信贷风险;房地产;商业银行;风险防范 中国银行K分行的房地产信贷风险分析及防范研究 II Abstract Inrecentyears,China'srealestatefinancehasdevelopedrapidly,anditsproductshave increased.Afterenteringthe21stcentury,withthereformofhousingsystemandtherapid growthofnationaleconomy,therealestateindustryhasbecomeapillarindustryrelatedto thenationaleconomyandpeople'slivelihood.Thepriceofrealestateisrising,the proportionofrealestatecreditinbankcreditisincreasing,andtheriskoffluctuationofreal estatemarketpricetobanksisalsoincreasing.Increase.Iftherealestateindustryisoverly dependentontherealestateindustryinthedevelopmentofeconomy,thepriceofrealestate willcontinuetorise.Therewillinevitablybealotofbubbles.Onceitisdestroye,itwillbea disasterforrealestate,banksandeventhenationaleconomy.Forthisreason,the government'sregulationandcontrolpoliciesontherealestatemarkethavealsoattracted moreattention.Howtoeffectivelygraspthescaleofrealestatecredithasbecomean importantissueforcommercialbanksriskmanagement. Thispaperfirstexpoundstheresearchbackgroundandsignificance,byreferringtothe domesticandforeignscholarsputforwardaseriesofrealestatecreditriskresearch theory,determinethecontentandmethodofthisstudy.Thenfromtheconceptofrealestate creditandrealestatecreditriskandotherrelatedtheoriesaresummarized,combinedwith thebasictheoryusedinthispaper,thecharacteristicsoftherealestatemarketandrealestate creditriskcharacteristicsaredescribedandintroduced.Thirdly,takingBankofChina BranchKasanexample,thispaperdiscussesthelocalrealestatemarket,realestatecredit andcreditrisksituationofBankofChinaBranchK,focusingonthetypesandactual situationofrealestatecreditriskofBankKfromtheinternalaspects.Forexample,the internalmanagementofbanks,creditpolicychangesandotherrisklevels.Fromtheabove identifiedrisks,thepaperalsoanalyzesthecausesofcreditrisksofBankofChinaKBranch andtheimpactonBankofChinaKBranch.Finally,thepaperputsforwardcorresponding preventivemeasuresonhowtopreventtherealestatecreditriskinbanks,suchas cultivatingadvancedmanagementculture,raisingtheawarenessofrealestatecredit risk,improvingthequalityofpersonnel,establishingandperfectingsocialcredit system,standardizingtherealestateappraisalinstitutions,etc.soastomakethecreditwind intherealestateindustryofBranchK.Riskiswellcontrolledandrealestatecreditbusiness canachievesteadydevelopment.
