中山邮政综合楼土建工程可行性研究,主要内容包括,业务量预测分析,项目建设 规模预测,总平面布局方案,生产楼方案,土建工程投资估算,工程经济分析。 中山邮政综合楼的建设是以业务需求为依据,客观、合理的进行统一规划,不仅要 从本市发展的实际出发,还要具有适当的超前眼光和超前意识,办公、生产、生产辅助 用房面积及建筑要求应满足 20 年新区邮政业务发展需要。中山邮政综合楼建设规模参 照了省局编制的《广东省邮政通信工程建设管理文件选编》中有关规定进行计算,并结 合中山的实际需求进行预测。 根据中山邮政综合楼规模预测量,并对中山邮政综合楼建成后的效益分析,本项目 将按照总体规划、分期建设的原则进行。 从中山市邮政局对中山邮政综合楼的实际需求及投资资金的情况出发,本工程将分 两期建设,其中第一期拟建设面向市政主干道一侧的主楼,建设规模为 18860.16m 2 ,第 二期进行副楼的建设,拟建设约 26000m 2 。 本建筑物设计的建筑高度为 42.75m,接近 45 米。主楼及地下停车场一次建成,使 作为生产经营的场地全部投入使用,及时产生经济及社会效益,一步到位满足远期的需 求。 中山邮政综合大楼的建成,有利于提升良好的邮政形象和社会地位,提升了邮政 企业的社会美誉度,增强了机会商家对邮政的合作信心;大大增加了邮政的社会 竞争能力,提高了邮政与商家的谈判能力,提升了邮政普遍性服务的连锁经营效 应。 关键词,可行性研究;规模预测量;投资估算Abstract Post Office Complex Building, Zhongshan civil engineering feasibility studies, the main contents include: traffic prediction analysis, the project construction scale projections, the total layout program, production building program, civil works investment estimation, engineering economic analysis.
