本研究以 M 公司的房地产项目的开发为例,对房地产项目开发
过程中的风险进行全过程管理。在研究了相关理论的基础上,对 M
公司房地产的投资决策阶段、项目前期阶段、建设阶段以及最后的
租售阶段的整个过程中的风险进行了识别。接着,使用敏感性分析、
专家打分和盈亏分析,来定量评估 M 公司房地产项目的风险。最后,
根据识别和评估结果,提出房地产开发中不同风险的控制办法。通
过识别、评估和应对整个开发过程的风险,对 M 公司房地产项目开
发中的风险进行全面分析,形成风险评估模式,以期对房地产公司
项目运行提供借鉴

ABSTRACT
At present, Chinese is in the transition period of industrialization and city and the
accelerating period, real estate demand is very strong. At the same time, the real estate
development success has great uncertainty. Investment overheating fail to consider the risks and
is likely to develop failure, therefore it is necessary to risks that may arise in the real estate
project development and sales process for risk identification, risk estimation, risk assessment,
risk control and risk control.
In this paper, the project of the whole process of risk management analysis including: risk
identification, risk assessment, risk response and, in combination with the m of real estate
projects in the actual case, to research on risk management of real estate project, the theoretical
results based, the project of comprehensive analysis and research, forming a generally applicable
to most of the real estate industry of the risk assessment model. Through M, real estate
investment decision-making phase risk, the risk of early stages of the construction phase of the
project risk and rental stage risk of real estate risk identification analysis, to find all kinds of risk
factors influence m project, and on the basis of risk identification using sensitivity analysis, gain
and loss analysis and expert scoring evaluation method to evaluate the risk of project, then
