物流园区是城市经济发展的一个功能区也是增长极，也是区域经济发展的重
要支点。因此，物流园区的发展要根据城市经济发展的现实情况，遵照市场秩序，
循序渐进的发展，创新园区商业模式，采用企业化运营管理模式，打造一个信息
化、专业化、灵活性的高科技物流园区，从而形成新型科技化商业模式，运用现
代化管理模式，实现物流园区的高效运作。
本文通过对国内外物流园区商业模式和管理模式的整理与归纳，通过对已有
案例的分析，综合对物流园区的高科技元素逐一分析，并将这些元素融入日常管
理组织与客户服务中，着重针对信息支撑平台、经营管理模式等进行了论述。
首先，提出高科技物流园区商业模式是在政府提供政策支持的前提下，主要
体现出经营理念的高科技、技术手段的高科技和管理模式的高科技，从而对物流
园区的主要战略、经营活动等进行设计。设计的重点要结合高科技元素的先进与
实用特点，在客户体验与管理组织上的优势，按传统物流服务模式与特色服务模
式加以区分，并着重分析新型模式的体系结构与运作模式。
其次，物流园区商业模式的实施是通过 IT 软硬件支撑平台，利用先进的云计
算技术为物流园区运营方及客户提供方便快捷的各类管理手段与物流服务。通过
最大化实现客户需求，设定满足客户的网络平台，集专有网络、语音服务、客服
管理系统、供应链数据交换平台等模块，同时建立有一系列标准管理制度，其中，
入园准入制度是其核心内容。物流园区提供入驻企业办证中心服务、入驻企业交
易担保服务、入驻企业交易平台服务，在满足顾客需要的同时，也为园区业务的
有序化、规范化管理带来了保障。最后，在运营过程中，及时反馈运营管理过程
中的不足，不断改进物流园区的运营水平。

ABSTRACT
Logistics park is a kind of product that generated from the certain level and the
certain aggregation degree had been reached by logistics formats, it is the higher
operation means of management mode, many developed countries have already used
this operation method, such as: Europe and the United States, at the meanwhile, the
development of Japan is also very quick as well. Logistics park has a very important
value reflected on logistics operation, on the one hand it is able to strength infrastructure
construction, on the other hand it can accelerate logistics intensive operation in order to
improve the efficiency, besides, it also has played a great role in the society, economy
and ecology.
Logistics park is treated as a functional area in the city economic development, and
the important fulcrum of regional economic development as well. Therefore, to
develope logistics park should according to the reality situation of the city’s economic
development, it must follow the market order, and developing in a gradual way. To
create a specialized, high flexibility high-tech logistics park can through innovation of
the business park model, and use enterprise operation management mode. Therefore, a
new technology business model can improve the efficiency of operations within in
logistics park.
In this article, it has collected and inducted the domestic and international
logistics park business mode and management mode, and also based on the analysis of
the existing cases and logistics park’s high-tech elements, in addition, these elements
has brought into the daily management organization and customer service, moreover, in
this article, it emphasized the discussion of information support platform and economic
management mode.
Firstly, it proposed that under the conditions of policy support by government, the
high-tech logistics park business model is mainly reflects the high-tech of management
idea, technology means and management mode in order to design the main strategy of
business activities. The focal point of design should according to the advanced and
practical characteristics of high-tech elements, besides the advantage of customer
experience and management is significant within design, distinguish between the
traditional logistics service mode and characteristic service mode, and focus on the
analysis of the new mode of system structure and operation mode ans well.
In the second place, the implementation of the logistics park business model is a
management means and logistics service through IT hardware and software supporting
platform, it uses the cloud computing technology to provide convenient and quick for
operators and customers. To set up the platform in order to realize the demand of
customer which conclude to build proprietary network, voice service, customer service
management system and supply chain data exchange, also establish a series of standard
management system is quite important is necessary, thereinto, the core content is limited
conditions of enterprises to set up in the park. Logistics park provides services of
trading guarantee, transaction platform and so on for settled enterprises, it can meet the
needs of customers while bring security of management and operations. Finally, in the
operation process, make the timely feedback of management shortage is essential, so
that the we can continuously improve the level of logistics park operation.
