物业运维是负责整个建筑后期管理、服务、经营的长期工作,在建筑全生命 周期中所占比例最高。在后房地产时代,越来越多的企业已经认识到物业是房地 产行业价值开发的延伸,物业管理的价值将越来越重要。在信息技术风起云涌的 今天,以BIM模型的信息化平台为核心的管理方式引入物业管理,可以让BIM 动起来形成一个动态BIM物业服务环境,也就意味着物业公司的业务转型、重 组,可以重新定义和管理绿化、保安、清洁、管家服务等物业基础服务,可以提 高物业管理公司的运行效率。其实际价值,不仅可以实现物业各个专业信息共享, 而且可以助力物业公司制度的贯彻和执行,是未来物业精细化服务不可缺少的利 器。 本文充分分析国内外BIM技术在物业行业的应用,在充分总结国内外经验 的基础上,并通过BIM技术可以信息共享的特点,将物业管理的设备设施管理, 物业安全防范管理,物业三维可视化和BIM模型联动表达,改进现有物业管理 模式,提升物业管理水平。通过研究,本文构建了基于BIM模型的物业一体化 管理框架,探究物业多种设施设备的信息和接口技术集成,提出实现研究目标的 技术框架和思路,数据采集,数据生产,数据集成,系统应用。从物业实际应用 角度,挖掘智慧化应用价值,以设备设施管理、安全防范管理、三维可视化分析 管理三个方面有效帮助物业企业认识BIM技术的实际价值。最后通过合肥新桥 机场BIM模型应用物业管理项目的实际案例验证,通过基础BIM数据集成、物 业设备管理、物业安全管理、基于BIM技术平台展示分析,例证了应用BIM模 型一体化平台的实现方式的先进性,并且阐明基于BIM的物业管理一体化应用 于给新桥国际机场物业管理带来的实际收益。 关键词:建筑,物业一体化管理,BIM II ABSTRACT Property is responsible for the entire construction of the latter part of the management, service, business long-term work in the construction of the whole life cycle of the highest proportion.
