高校宿舍是大学生学习、生活的重要场所，对于大学生行为习惯的养成、道德情 操的培育以及学习的效果都有着重要的影响。因此，高校宿舍管理不仅是高校后勤服 务的工作内容，也是学生教育管理的重要阵地。科学有效的宿舍管理对于学生的全面 发展至关重要，也是高校落实立德树人根本任务的必然要求。但随着高校后勤社会化 的推进以及时代的发展，高校宿舍管理开始面临诸多的新情况，也暴露出诸多的新问 题，因而研究如何科学地对高校宿舍进行管理就具有十分重要的现实意义。本文以 S 高校为研究对象，对宿舍的物业公司管理和学校自管两种模式下暴露出的问题。从企 业管理角度出发，以马斯洛需求层次理论为主要理论依据对学生的需求进行分析，通 过质量管理理论明确管理员保洁员工作责任，量化工作范围。运用期望激励理论调动 管理员和保洁员工作积极性，以目前出现的问题及学生的需求为依据提出相关对策， 希望能够改变管理方法，提高员工工作效率，提升高校宿舍服务学生的质量和水平。 文章的内容如下：第一部分为绪论，着重介绍了本文的研究背景、国内外对于高 校宿舍管理的研究现状、研究思路和方法以及研究重点和创新之处，这些是本文的理 论基础。第二部分对高校学生宿舍管理理论基础及其相关概念进行了界定，主要是针 对企业管理的相关理论、宿舍的功能、宿舍管理的概念及意义等进行了厘清，这是本 文的立论基础所在。第三部分是 S 高校学生宿舍管理概况及分析。通过调查问卷和访 谈法了解S高校学生宿舍管理存在的问题，进而分析S高校学生宿舍管理问题的成因。 第四部分依据上文对于成因的分析提出了提升 S 高校学生宿舍管理服务质量的对策。 第五部分对全文进行总结，并对不足进行展望。 关键词：企业管理理念，高校宿舍，物业管理，II Research on S University Dormitory Management Based on Enterprise Management Concept Abstract The college dormitory is an important place for college students to study and live. From the point of view of enterprise management, the requirement of students is analyzed on the basis of Maslow's demand level theory. Through quality management theory, the responsibility of the administrator cleaner is clarified and the scope of work is quantified. Using the expectation motivation theory to motivate administrators and cleaning staff to work actively, and put forward relevant countermeasures based on the current problems and students 'needs, we hope to change the management method, improve the efficiency of employees, and improve the quality and level of college dormitory service students.
