X市旧城改造拆迁安置工程的可行性研究报告DOC

随着中国城市化进程的加快,城市已有城区的土地资源日渐枯竭,加之以 前旧有的社区建筑年久失修,房屋质量标准较低,部分房屋存在着较严重的倒 塌、水渍、抗震、消防等安全隐患,而且不论是容积率还是从城市现有景观等 方面都制约城市的进一步提升建筑的安全性能、容积率和城市景观等方面,使 有限的土地资源利用受限;从社会角度看,部分房屋所在的区域也存在严重的 社会治安隐患。为此,各地尤其是全国一、二线城市纷纷在有限的城区范围内 陆续进行土地资源的“再生利用”——旧城改造。 本文以 X 市 Y 社区旧城改造拆迁安置为例,首先阐述了项目的背景,改造 拆迁的意义以及项目存在的主要问题。 其次针对项目存在的问题提出了整体拆迁,统建上楼的方案,然后针对此 方案研究分析了建设规模、再根据建设规模结合项目建设条件进行了项目选址 和项目建设工程方案的选择,其中项目建设工程方案详细分析论证了项目总体 规划设计、建筑、结构、给排水、电气、空调及通风系统、绿色节能、节水等 分项专业设计。 最后针对此建设工程方案,从投资估算与资金筹措、环境保护与环境影响 评价、项目的经济效益分析、社会效益分析等几个方面进行论证项目建设实施 是否可行的。 总之,本文从目前各地城市化进程中势必涉及社区旧城改造和拆迁安置, 以 X 市 Y 社区旧城改造拆迁安置为例,分别论证项目建设的必要性,推荐符合 市场需求的建设方案和建设规模。分析项目建设实现的可能性,研究项目建设 所必需的条件;通过比选并推荐先进、可靠适用的项目建设方案。从经济、社 会、资源及环境影响的角度分析评价项目建设所产生的外部影响,分析评价项 目的经济和社会效益,与所处的社会环境是否和谐以及资源节约和综合利用的 效果,从而为以后类似项目提供可靠的理论依据和实践经验。 关键词,旧城改造, 可行性研究, 投资估算与资金筹措, 效益分析 ABSTRACT As the process of urbanization become faster in China, the urban land resource in cities is drying up, combined with previously existing community buildings fell into disrepair, low housing quality standards, part of the house there is a more serious collapse, water stains, earthquake, fire and other safety hazards, And whether to further enhance the safety performance of the building floor area ratio from the existing urban landscape restricting urban, floor area ratio and the urban landscape, so that the limited use of land resources limited. From the social point of view, part of the area of housing where there are also serious social security risks. And buildings in the old city districts either in construction,aseismatic behaviour, plot ratio or landscape are restricted by the availability of land resources. Because of this, reuse the land resources is in succession, throughout the country especially those economically developed cities. This thesis takes the M community in X city for an example, firstly it explains the background of the old city’s reconstruction, the meaning of the renovation and the main problems. Secondly, the thesis puts forward some implement measures to solve the problems in reconstruction, and Research and analogy the scale of construction. Combined the scale of construction with the construction conditions which must be taken into consideration in the options for project’s site selection and construction scheme.Construction scheme is analyzed in details about the project’s overall planning and design, such as building, structure, water supply and drainage, electrics, air-conditioning, beating system, green potential, water conservation. Lastly, to demonstrate whether the project construction is real estate, the thesis expounds investment estimation, the influence to environment, the economic benefits of the project analysis, analysis of social benefits of several aspects. In a word,the thesis expounds old city’s reconstruction and Relocation in the process of urbanization. Take for instance the M community in X city, the study presents the necessity of this project item, recommend the construction scheme and the scale of construction which accords with the demands of the market, it analyses the project construction whether it is real estate, discuss the needs of this project construction; through the comparison, it recommend the advanced、dependable and suitable construction scheme. The thesis also analyses the external influence in economy, society, resource, environment of the project item. It judges the harmonization of social surroundings with the project’s economic and social benefits. It makes an objective appraisal about the effect of economizing resource and multi-purpose utilization, that also provides theoretical foundation and practicing experience for later similar projects.
