摘要
由于近年来我国的房价上涨速度明显,个人住房贷款就成为了非常流行的房地产金
融方式,但因为经济的发展和个人偿还能力发生冲突,导致个人住房贷款的风险也在逐
渐显现出来。个人住房贷款风险识别及控制对于商业银行的稳定发展、规范发展和可持
续发展,都有着很大的重要性,尤其是现在许多的商业银行过于依赖个人住房贷款业务,
也导致商业银行在发展过程中因个人住房贷款增量增加而带来了许多的危险。笔者就基
于这一问题进行分析,同时结合大连市Z银行的实际现状进行实际的考察和了解,对Z
银行的工作人员及与银行贷款业务相关的业内人士进行咨询调查及访谈,最后对大连市
Z银行个人住房信贷业务进行风险识别,对房贷业务风险及控制现状进行了解,发现Z
银行个人住房信贷业务存在的问题,结合该银行的市场环境管理环境、人员构成、组织
管理、个人住房贷款业务推广及营销方式及其个人住房信贷政策等相关的问题进行具体
的讨论,希望获得有效结论

Research on risk identification and control strategy of individual
housing credit business of Z bank in Dalian
Abstract
Due to the relatively rapid rise of housing prices in recent years, personal housing loan
has become a very popular way of housing finance. But because of the conflict between
economic development and personal repayment ability, the risk of personal housing loan is
gradually showing up. Individual housing loan risk identification and control for the
development of the stable development of commercial banks, standardized and sustainable
development, has great importance, especially now that many commercial banks rely too
much on individual housing loan business, but also lead to commercial banks in the process of
development and bring a lot of risk due to the increase of incremental housing loans to
individuals. The problem was analyzed based on the actual, and combined with the actual
situation of Dalian Z Bank study and understanding of Z bank staff and bank loans and
business consulting industry survey and interview, finally the risk identification of individual
housing credit business of Z Bank of Dalian, to understand the situation the mortgage
business risk and control, found the existence of individual housing credit business of Z bank,
specifically discuss problems with the bank's market environment management environment,
personnel structure, organizational management, individual housing loan business promotion
and marketing and other related individual housing credit policy, hoping to obtain a valid
conclusion.
