摘要
房地产是我国国民经济的支柱性产业,随着房地产买方市场的形成,房地产
开发企业面临的市场竞争也越来越激烈。相比于其它行业,房地产企业的项目开
发具有典型的重复性特征。因此,房地产企业若能对项目开发与运营管理中积累
的大量历史经验、标准和规范性技术进行内部共享,发挥知识共享的效应,则无
疑能促进项目开发各类问题的有效解决和降低项目开发的成本费用。然而,我国
许多房地产开发企业在知识共享领域实践缺乏,这也为本文的研究提供了价值

本文首先对现有的有关房地产知识共享领域的文献研究进行归纳总结,对知
识共享的内涵和过程进行了梳理,并从组织管理的视角分析了知识共享的支撑机
制,阐述了国内外若干领域建立的知识共享的平台与系统,为本文的研究寻找切
入点和空间

其次,本文以 CM 房地产公司为案例,利用抽样调查和调研分析了公司当前
知识共享现状。通过对 CM 房地产公司知识共享认知、知识共享推广进行深入分
析发现,CM 房地产公司知识共享存在显著的问题,CM 房地产项目的开发经营的
相关知识仅仅处在对知识的积累和获取的基础上,缺乏对知识的共享与创新。公
司缺乏知识共享的机制和体系。而且公司长期积累的知识也主要是项目开发过程
中的各种成本指标信息、成本数据缺乏有效整理,公司没有统一的知识共享、存
储的系统平台,跨部门知识的获取效率低下

然后,本文分析了 CM 房地产公司知识共享实施关键要素:管理、文化和技
术。CM 房地产公司知识共享系统的构建的前期基础在于 CM 房地产公司的知识库
构建, CM 房地产公司知识共享系统构建之后还需要根据知识的生命周期进行持
续改进。经过跟踪调查,CM 房地产公司知识共享系统的实施效果良好,显著的降
低了公司各个部门和环节运营成本及管理费用,公司成本管理中的各类问题得到
了高效的解决。最后,本文提出了进一步完善的建议,包括建立知识共享的激励
机制、营造知识共享型的企业文化与完善知识共享实践活动的评价。本文的研究
创新在于以房地产开发公司为案例,把知识共享与项目管理有效结合起来,利用
公司内部各个部门和环节的现实调查需求,构建了知识共享系统。本文研究的结
论和提出的建议能较好的为相关的企业在改善内部管理、提高知识资本的效能方
面有借鉴意义

Abstract
The real estate is a pillar industry of our national economy. With the formation
of the real estate buyer market, the market competition faced by the real estate
development enterprises is becoming more and more fierce. Compared with other
industries, real estate enterprise project development has typical characteristics of
repetition. Therefore, the real estate enterprises if the large amount of historical
experience, the accumulation of project development and operation management
standards and norms of technology sharing play the effect of knowledge sharing,
effective solution is undoubtedly can promote the development of various types of
project problems and reduce project cost. However, many real estate developers in
China are lack of practice in the field of knowledge sharing, which also provides the
value for the study of this paper.
This paper first summarizes the existing real estate related knowledge sharing
research, the content and process of knowledge sharing are summarized, and from the
perspective of the organization and management support mechanism of knowledge
sharing, expounds the platform and system at home and abroad to establish several
areas of knowledge sharing, to find the starting point and space for this study.
Secondly, this paper takes CM Real Estate Company as a case, and uses
sampling survey and investigation to analyze the current situation of knowledge sharing.
Through in-depth analysis of CM Real Estate Company found that sharing knowledge
sharing cognition, knowledge, there is a significant share of CM Real Estate Company,
CM real estate project development and operation of the relevant knowledge only in the
on the basis of the accumulation of knowledge and access, lack of knowledge sharing
and innovation. The company lacks the mechanism and system of knowledge sharing.
And the company long-term accumulation of knowledge is mainly the various cost
index information and cost data, the lack of effective consolidation project development
process, the company does not have a unified system platform for knowledge sharing,
storage, cross sectoral knowledge acquisition efficiency.
Then, this paper analyzes the key elements of CM Real Estate Company&39;s
knowledge sharing: management, culture and technology. CM Real Estate Company
early construction of knowledge sharing system is to build the knowledge base of CMIII
Real Estate Company, Real Estate Company CM knowledge sharing system after also
need continuous improvement according to the life cycle of knowledge. After
investigation, the Real Estate Company CM knowledge sharing system implementation
effect is good, can significantly reduce the various departments of the company and part
of operating costs and management costs, all kinds of problems of cost management in
the efficient solution. Finally, this paper puts forward some suggestions for further
improvement, including the establishment of incentive mechanism of knowledge
sharing, the construction of knowledge sharing corporate culture and the evaluation of
knowledge sharing practice activities. The innovation of this paper is to study the real
estate development company as a case, the sharing of knowledge and effective cost
management with the use of various departments within the company, and part of the
reality investigation needs, building a knowledge sharing system. The conclusions and
suggestions put forward in this paper can be useful for the related enterprises to improve
their internal management and improve the efficiency of knowledge capital..
