本文运用项目风险管理的基本理论,选择s房地产公司w商业地产项目为研
究对象,在对开发项目研究的基础上,结合w项目内外部环境及自身的特点,利
用风险识别、风险评估等方法,从投资决策阶段、土地获取阶段、项目建设阶段、
租售管理阶段分析了 w项目开发中存在的风险及产生原因,对重要风险进行识别
和评估,同时提出较为详细的风险管理措施。论文根据项目不同阶段的特点,根
据风险的来源、影响范围、可控和不可控因素,以先分类后识别的形式将开发各
阶段可能遇到的风险按不同分类标准制定风险识别表。利用定性与定量相结合的
方法评估w项目风险。用敏感性分析、专家调查法、盈亏平衡法分析了风险因素,
得到了重要风险。在识别和评估了风险之后,提出项目风险应对的措施。最后根
据风险管理计划对项目全过程进行风险监控,对于房地产企业来说具有指导和借
鉴意义

ABSTRACT
As one of the national pillar industries the real estate industry plays an important
role for the healthy development of national economy. However,because the
investment of real estate project is large, the developing cycle is long and unforeseen
factors in process are numerous, the investors inevitably faced with all kinds of risks.
Meanwhile the open of real estate market is still not very long, so the managers are
lack of risk awareness and the risk management levels are ratha: low. In recent years
the state's macro-control to real estate industry have stepped up, which causes that the
risks in real estate developing process increase greatly. Many developers cannot face
sudden risks, and tiiey may lose significantly or even bankrupt. Such lose not only
affects the developers, but also harms the interests of people, Therefore, the study on
whole process risk management of real estate project is necessary and significantly.
This article use basic theories of the project risk management. We selected the W
commercial real estate project as a case. The content of this article is based on the
characteristics of real estate investment industry and the specialties of this project. In
the process of analyzing, we used some risk management methods, such as risk
identification and risk evaluation, etc; we tried to analyze it many phrases: investment
decision phrase, ground acquisition phrase, project construction phrase, and marketing
phrase. The article illustrates the definition and classification of risks, the definition of
risk management and the goal and procedures of risk management and so on. After
the identification and estimation of risks,it is important how to efficiently control and
handle W project risks.
