摘 要
随着人们生活水平的不断提高，人们的消费观念日益个性化，依靠旧有的经
营理念管理房地产已经不能满足客户的要求，必须根据客户需求的变化采取必要
的变革措施，尤其是在改革开放以后，我国与国际化接轨脚步的逐年加快，我国
建筑业的迅速发展使其在国民经济中的作用越来越重要。通过将项目质量管理理
论与自身的房地产项目质量管理实践经验结合起来，以“房地产开发项目的质量
管理研究”作为学位论文课题，对房地产项目质量管理进行深入研究，能够为更
多的房地产企业在开展项目质量管理时提供一些借鉴。
本文结合目前已经日益受到重视的质量管理体系的建立，主要研究了以下内
容：第一部分为文章的绪论，主要阐述本课题研究背景、研究意义、研究方法等
内容；第二部分是房地产质量管理概论和相关理论，集中阐述课题研究过程中所
涉及到的实践理论；第三部分论述房地产开发过程中项目管理模式的选择和组织
架构，列举目前所常用的项目经理制、项目公司制及专业代理项目制管理的基本
内涵,通过管理模式来论述项目质量管理；第四部分对远洋地产有限公司项目质
量管理现状及对比分析，通过分析项目质量管理现状，找出与先进房地产企业之
间质量管理中的差距，进而提出解决远洋地产公司房地产项目质量管理具体问题
的方法；第五部分是远洋地产有限公司房地产项目质量管理改进措施，分别从设
计招标、工程实施、工程验收几个阶段进行论述，找出切实可行的质量管理改进
办法以及为提高远洋地产公司项目质量管理水平和企业竞争力提出建议。

Abstract
With the continuous improvement of people's living standards, people's
consumption concept increasingly personalized, relying on the old real estate business
philosophy management has been unable to meet the requirements of customers, the
necessary actions and measures must be taken according to changes in customer
demand, especially in the reform and opening-up China and coming close to
international standards year after year, the pace of the rapid development of China's
construction industry to make it more and more important role in the national
economy. The thesis is based on Project Quality Management theory and combined
practical experience of project quality management on real estate, named Real Estate
Development Project Quality Management Research , aiming to through the in-depth
research of quality management of real estate project, to provide more reference for
more real estate enterprises to carry out the project quality management .
In this paper, against the establishment of quality management system which has
been drawn close attention, mainly included following contents : The first part of the
introduction of the article, mainly on the research background, purpose, research
methods; second part is Introduction of Quality Management of real estate and related
theory, focuses on the theory of practice and involved theory in research process; third
partdescribed the mode selection of project management in the real estate
development process and organizational structure, listed current project manager
system, the project company system and professional agency project and through
management model to prove the project quality management; the forth part is to study
Ocean Land Limited Company’s project quality management status and comparative
analysis, to identify the gap to Advanced real estate companies, and then propose
solutions to the specific problems; The fifth part is the Ocean Land Limited real estate
‘s project quality management improvement actions, including the design of the
tender, the implementation of the project, project acceptance stages , to find out
practical ways to improve the quality of management as well as to make
recommendations to improve the ocean Land Company project quality management
level and enterprise competitiveness.
