摘 要
近年来,政府关于楼市的调控政策不断出台,购房者对房屋品质要求逐渐
提高,维权意识日益增强,致使房地产开发商面临着前所未有的挑战。本人作
为HW房地产公司的一名工程项目管理者,对于公司所开发的碧海银湖住宅项目
保修期阶段经常面临的小业主投诉问题倍感压力,为有效控制风险事件的发
生,本文运用风险管理理论专对项目保修期的风险管理进行研究,希望提高管
理水平,做好对业主们的服务工作并促进公司的不断发展强大,也希望对业界
的项目保修期风险管理研宄有一定的借鉴意义。
全文内容主要分为三大部分:第一部分为第一三章,以介绍性的阐述为
主,介绍本文的研宄背景和意义、国内外的研宄状况,指出本文的研究思路和
方法以及创新和不足之处,引述了工程项目风险管理的相关理论,讲述了 HW公
司的概况和其在住宅项目上的开发情况;第二部分为第四、五章,是本文的核
心部分,运用各种风险管理理论、工程项目管理知识以及经济管理方面的原
理,对HW公司住宅项目保修期期间可能遇到的内外部风险进行了详细的分析识
别,并对识别出的各种风险因素进行了定性和定量分析,找出了关键的风险因
素,又运用层次分析法深入地进行了科学的评价。第三部分为第六章,是在上
述研宄的基础上制定出了风险应对与监控的具体措施,此部分结合工程实际情
况,对保修期内可能发生的自然风险、政策风险、经济风险、技术风险、管理
风险以及成本风险都分别给出了相应的风险应对措施,并编制了一套实用性很
强的风险监控体系。
本文运用学术界普遍采用的风险管理理论,遵循严谨的风险管理研宄步
骤,科学地对HW公司住宅项目保修期的风险管理进行了系统研究,对增强风险
防范意识、提高项目管理者的风险管理水平、顺利地开展工作都有一定的实用
价值。

ABSTRACT

In recent years, the government regulation and control policies on the property

market has been introduced. The resident's requirement on housing quality gradually

improve. The conscionsness of rights protection is growing. Now real estate

developers are faced with hitherto unknown challenge. As a member of project

management of HW Real Estate Company, I often face with deep pressure from

complaints of residents in Sea and Lake project. How to reduce effectively these risk

events, I study the risk management of defects liability period with the theory of risk

management in the paper. Through the study, I hope to improve my level of

management, do a good job on serving residents and promoting the development of

my company, also hope to have a certain reference significance on risk management

of defects liability period in the other company's residential project.

This paper is mainly divided into three parts: the first part is the first to three

chapter, mainly introduced in the paper, introduces the research background and

significance, the domestic and foreign research situation, pointed out this article

research mentality and the method as well as the innovation and shortcomings,

introduces the relative theory of engineering project risk management, describes the

general situation of HW the company and its in residential development projects; the

second part is fourth, the five chapter, is the core part of this paper, by using the

principle of risk management theory, project management knowledge and economic

management, identify and analyze in detail during the residential project in HW

company warranty may be encountered in the internal and external risk, and each of

the risk factors identified through qualitative and quantitative analysis, find out the

key risk factors, and use AHP is studied. The scientific assessment. The third part is

the sixth chapter, is on the basis of the above research work out concrete measures of

risk response and control, this part combined with practical engineering, the warranty

period possible natural risk, policy risk, economic risk, technology risk, management

risk and the risk are given respectively corresponding risk response measures, and

developed a practical risk monitoring system.

In this paper, with the application of risk management theory is widely used in

academic research, follow the steps of risk management in the rigorous, scientifically

conducted the system research to the risk management of residential project in HW

company !s warranty, to enhance the awareness of risk prevention, improve project

management level of risk management, smooth work has certain practical value.
