摘 要
近年来,我国的房地产行业发展十分迅猛,时下已经成为广大商家投资的热点。但随
之而来的国家以及各级地方政府的调控政策的竞相出台,也给房地产行业的发展带来了前
所未有的挑战。近一段时期,由于市场空间不断被挤压,使得房地产行业竞争日趋白热化,
地产项目的利润空间也越来越小。为了让我国的房地产行业逐渐走进一个平稳发展的良性
轨道,因此,如何有效地降低地产项目开发成本就成为了房地产开发企业增加利润空间的
重要途径。
在地产项目的推进过程中,影响地产项目成本的决定因素纷繁复杂,大多数观点认为
成本控制要以项目为核算单位,其决定因素包括:项目所在的城市以及所处的位置、地域,
项目定位,产品功能,项目规模,开发周期和管理人员素质,尤其是参与管理的人员素质
被认为是决定项目成本的关键。
本文穿越传统的成本控制思维,以河北中辰集团房地产开发有限公司开发的汇通新天
地具体项目为例,从项目管理的客观角度,系统地分析如何控制成本费用,用项目整个生
命周期全过程成本控制方法,重点剖析地产项目成本费用产生的关键环节,寻求产生成本
费用的根源所在,从而有效控制成本,并结合汇通新天地项目管理过程中的实践经验与感
悟,探究如何改善和降低地产项目成本。

ABSTRACT
In recent years, the very rapid development of China's real estate industry has become a
hot investment of the majority of businesses nowadays. Competing introduced,followed by the
country as well as all levels of local government regulatory policies also brought unprecedented
challenges to the development of the real estate industry. In the recent period,the market space is
constantly being squeezed, making the increasingly intense competition in the real estate
industry,real estate projects are getting smaller and smaller profit margins. Benign orbit
gradually into a stable development of the China's real estate industry,how to reduce the cost of
real estate project development to become a real estate development enterprises is an important
way to increase profit margins.an important way to get the maximum profit.
In promoting the process of real estate projects, the impact of the determinants of the cost
of real estate projects are numerous and complex,the majority view is that cost control,project
accounting unit , its determinants including: project where the city and the location ,
geographical, project positioning, product features, the size of the project, the development
cycle and management quality, especially the quality of personnel involved in the management is
considered the key to determine the cost of the project.
This article through the traditional cost control thinking,Hebei Chen Group Real Estate
Development Co.,Ltd. Huitong Xintiandi development of specific projects,for example,from
an objective point of view of project management, system analysis how to control costs,with
projects throughout the life cycle cost of the whole process of controlmethods, focusing on
analysis of the key aspects of the real estate project cost,to seek the root cause of the costs have
been incurred, so as to effectively control costs, combined with the practical experience and
insights in the the Huitong Xintiandi project management process, to explore how to improve
and reduce the cost of real estate projects.
