2016年以来,产业地产行业所处的宏观经济环境、政策融资环境、行业竞
争格局发生重大变化,行业企业普遍需要进行战略调整。HX公司作为产业地产
行业的主导企业之一、国内产业新城业务模式的开创者,其内部资源和要素保
障能力也发生显著变化。在其重点布局的粤港澳大湾区,如何抓住都市圈战略
带来的市场机会,增强自身实力以应对未来的行业格局重整,是其长期发展需
要解决的系统问题。
本文对 HX公司的经营模式及其粤港澳大湾区业务存在的问题进行了详细
梳理;利用 PEST工具,对行业当前的外部环境进行分析,提炼出对产业新城业
务具有重大影响力的因素,包括融资政策、政府职能、土地供给制度、城市化
和都市圈战略等,并对粤港澳大湾区产业地产行业及市场的走向进行总结。利
用波特五力模型,本文研究了产业地产行业的竞争结构,总结出行业关键成功
因素,并对 HX公司在粤港澳大湾区的内部资源能力进行了分析与评价。最后,
本文通过构建 SPACE矩阵,梳理 HX公司粤港澳大湾区产业新城业务的发展战
略方向,对相关战略组合的实施路径和成本进行综合评估,确定总体发展战略
方案、战略举措及相关行动计划,也提出了具体的战略实施保障。
本文系统梳理了产业地产有关概念及模式、影响产业地产发展的长期变量、
行业的竞争格局和关键成功因素,也提供了一个比较详细的战略分析案例,对
于产业地产的从业者具有普遍的参考意义。

Abstract
Since 2016, significant changes have taken place in the macroeconomic
environment, policy financing environment and industry competition pattern
of the industrial real estate industry, and industry enterprises generally need
to make strategic adjustment. As one of the leading enterprises in the
industrial real estate industry and the pioneer of the business model of new
industrial towns in China, HX Company has also undergone significant
changes in its internal resources and factor guarantee ability. In its key layout
of Guangdong-Hong Kong-Macao Greater Bay Area, how to seize the market
opportunities brought by the metropolitan strategy and strengthen its own
strength to cope with the restructuring of the industry pattern in the future is
the system to be solved in its long-term development Questions.
In this thesis, the business model of HX company and the problems existing
in its business in Guangdong-Hong Kong-Macao Greater Bay Area are sorted
out in detail. By using PEST tool, this thesis analyzes the current external
environment of the industry and extracts the factors that have great influence
on the business of the new industrial towns, including financing policy,
government functions, land supply system, urbanization and finally, it
summarizes the trend of industrial real estate industry and market in
Guangdong-Hong Kong-Macao Greater Bay Area. Then, using porter's five
Forces model, this thesis studies the competitive structure of the industrial
real estate industry, summarizes the key success factors of the industry, and
analyzes and evaluates the internal resource capacity of HX Company in the
Greater Bay Area of Guangdong-Hong Kong-Macao. Finally, by constructing
SPACE matrix, this thesis combs the development strategic direction of HX
company's new industrial town business in the Guangdong -Hong Kong-Macao
