在目前的房地产市场条件下,成本竞争是各企业重要的竞争手段,而对房地产开发 项目的可行性进行有效的分析,是企业获得利润的保证,直接影响企业的经济效益。如 何加强开发项目可行性研究,提高企业效益,无论是理论界还是在实践中都作了许多有 益的探索。在以往的开发项目可行性研宄中,由于调查研究不全面、深度不够、论据不 足,导致研究精度不准确、投资估算偏差大,使得房地产开发项目可行性研宄得到的结 果出现很大的偏差。 本报告在分析房地产开发项目可行性研究的基础上,运用项目管理理论、控制理论 和经济分析与测算理论,并借鉴国内外在实际操作中的项目可行性研究和分析的基本经 验,在开发项目的可行性研究报告编写和论证中引入了更加理性和全面的分析;从项目 可行性研宄工作的职能机构、要素、过程和信息化集成等四个方面构建了工程可行性研 宄体系,明确了该体系运行的原则,并动态地分析了开发项目可行性研究的运行过程; 通过国内外可行性研宄模式的的对比分析,提出了适合本土开发项目可行性研究过程中 亟待处理的实际问题,并阐述了运用项目分析和工程设计原理解决该问题的可行性研宄 模式;最后,以格林融熙国际大厦项目为案例对项目的可行性研宄管理进行了检验并对 郑州市场数据和格林融熙国际大厦项目本身盈利能力进行了分析。 本报告对格林融熙国际大厦项目的研究为现阶段工程建设领域可行性研究存在的 问题提供比较全面、系统的理论体系和分析方法,为有效解决建设领域后期成本失控问 题提供了思路,把握可行性研究管理的思想对于处理我国工程建设领域众多现实问题具 有重要的指导意义。 关键词:房地产开发项目;可行性研宄;成本;经济效益 I Abstract I:腦L+学位报告 Abstract In the current conditions of real estate marketing, cost seems to be a significant means of competition for the construction enterprise. It is a guarantee of maximizing the profits that analyzing the project feasibility effectively will be, which impacts the economical benefit of enterprises. A great quantity of explorations have been done in both theory and practice about that how to deliberate the project feasibility and boost the enterprise interests. In the past, what made the deviation on the conclusion of project feasibility due to the lack of overall research and adequate argument which lead a inaccuracy data of project feasibility and investment estimate. This paper which is based on the analysis of project feasibility study, employ the project management theory, control theory and cost management theory, and draw lesson from the domestic and overseas experience of the feasibility study, so that it brings abundant of reasoning and comprehensive analysis in the composing and arguing; The system of project feasibility study is established from mainly factors followed, including the functional organizations, elements, processes and information technology integration and other aspects of project feasibility study, the principles and procedure of the operation on the system are analyzed dynamically; the practical issues which are appropriate for the feasibility research on native projects are presented. In addition, the patterns of feasibility research settling the issues existed are interpreted; At last, the management of the research on project feasibility is inspected as well as the data of Zhengzhou marketing and the profitability of the real estate project are investigated in the case of Green Rong Xi International Building. The systemic theories and survey methods are proposed about the issues of project feasibility study by means of accounting for Green Rong Xi International Building in this paper, meanwhile, in which presents the perception on solving the cost control in the late construction. It is predominant that grasping the management of the research on project feasibility is, concerned with the issues occurred throughout the construction in China. .
