ABSTRACT 题目,QDCG 养老地产项目商业计划书 院 系, 专 业, 市场营销 学 号, 22012180776 作 者, 薛海涛 指导教师, 温宏建 完成日期, 2014 年 03 月 05 日 提要 本文是一份真实完整的具备操作可行性的房地产项目商业计划书,是以所属企业 的经营视角对项目的可行性论证,因此部分内容会涉及企业的商业隐私,故而对文章 题目和内文中涉及“青岛春光养老地产项目”企业信息的文字以“QDCG 养老地产项 目”替代。 本文拟运用理论和实证分析的方法, 通过对国内外成熟的养老服务内容、养老服 务开发项目、青岛养老服务市场的研究,分析借鉴国内外先进经验、充分考察项目落 地适应性的基础上,尝试对 QDCG 养老项目的市场前景、发展定位、营销策略、财务 评价、风险分析等方面提出相关的建议;提出了以居家为基础,统一服务标准;以社 区为依托,统一配套标准,以机构为支撑,统一专业标准,关注传统文化、心理、生 理需求”的“三位一体”养老模式;以及从养老到泛养老,涵盖健康养生、度假养老 的兼容性复合型功能全龄社区的开发理念;QDCG 养老项目以养老地产为开发契机, 其核心是养老及医疗,达到医养结合,在此之外,连缀养老服务从业人员的教育培训、 食品营养、医疗保健、康体休闲、学习娱乐、研发应用等上下游行业构成产业闭环, 达成一个既能本体自足,又能服务外延的具有综合体性质的城市养老服务解决方案。 本文对于养老地产即养老问题商业化、市场化解决方案这一领域的研究,将会深 度挖掘养老这一巨大的市场潜力,为养老问题市场化、系统化解决方案提供研究成果 与理论支持。 关键词,商业计划书 养老地产 全龄社区 泛养老 Abstract This thesis intends to use the method of theoretical analysis and empirical study, and via a depth research regarding to aging services, pension real estate developments, Qing dao aging services market and analysis of domestic and foreign advanced experience and developments’ landed adaptability based on a fully inspection, we attempt to provide our propos osal in terms of the outlook of the QDCG pension developments market, positioning, mark keting strategy, financial analysis, risk analysis and other related unique insights. We raised a “Trinity-Pension-Model” which focus on a home-based, unified the service standard; the community-based, supporting unified the standard; institutions-support uniform professional standard while paying attention to traditional cultural, psychological, physiological needs; and “All-age Community Concept” with a full compatibility covering from the pension to the pan , healthcare and wellness, pension resort complex features. QDCG pension project is an opportunity for the development of pension real estate, to reach a medical-support-combination upon core aspects of endowment and medical, as well as a Pension Service Solution showing a complex features affording internal compound and external extension areas by a closed loop consist of education, aging services training, food and nutrition, healthcare, fitness and entertainment, R&D and applications in the same industry of upstream and downstream. In this thesis, we are supposed to provide research results and theoretical support for a marketisation and systematic solutions to pension issues through a research program of aging real estate commercialization and marketing, revealing a huge market potential in excavating pension developments.
