房地产开发项目的可行性研究工作是进行企业在投资决策前的重要参考依据,也 是评价项目可行与否、收益情况的重要分析手段。依据科学的可行性研究可以降低房 地产项目开发的盲目性,帮助企业降低投资风险,同时促进行业健康发展。 本文主要是依托棚改项目性质,已配建的精英公寓及商业,平衡棚改资金,解决 百姓回迁问题。同时重点对配建的精英公寓及商业部分进行了可行性研究分析,主要 从以下几个方面进行了阐述,我国目前房地产行业的背景、现状、可行研究的目的; BJZ 项目的概况、项目的市场定位与分析、项目的经济评价、节能与环境评价;论述 项目的开发可行性。 本文对于 BJZ 项目的投资开发具有指导意义,同时其范文的整体格式与思路对于 公司后续的项目的可行性研究都具有借鉴价值。 关键词,高端房地产;可行性研究;财务评价;节能与环境评价;北京理工大学工商管理硕士(MBA)学位报告 III Abstract The feasibility study of real estate development project is an important reference for enterprises in investment decision-making, and it is also an important analytical method to evaluate the feasibility of the project or not. On the basis of scientific feasibility study can reduce the blindness of real estate development projects, help enterprises to reduce investment risk, and promote the healthy development of the industry. This thesis is mainly relying on the studio changed the nature of the project, is built of elite apartments and commercial, balance studio to change money, solve people's movements.This thesis mainly from the following contents detailed exposition: Analysis to the purpose of the real estate industry background,current situation, feasibility study at present in China;The situation of BJZ project, project market positioning and analysis, project economic evaluation, energy saving and environmental evaluation has carried on the detailed elaboration; Discuss the feasibility of the development project. This thesis has guiding significance for the development of BJZ project investment, and the overall format of the model and ideas for the future of the company's projects have a reference value for the feasibility study.
