当今世界，创业孵化平台以不可估量的速度步入高速发展阶段。该平台以造就高 新技术企业和企业家为方针，现已成为寰球远景最广阔、供应就业机会最多、发展最 迅猛的科技创业服务平台。随着创业孵化载体的迅猛扩张，行业竞争的持续加剧，创 业孵化平台的可持续发展也遇到了困境。因此，在创办一个创业孵化载体之前，做好 投资可行性分析是必不可少的。本文主要结合广东省 H 市科技创新孵化基地的发展状 况，对创业孵化平台投资可行性分析体系进行了实践及研究，得出项目投资可行性分 析体系的结论并提出相关建议。 本文主要从以下两个角度对广东省 H 市科技创新孵化基地进行投资可行性分析， 1.从投资环境的角度，首先对项目区域条件、经济环境、政治环境及市场环境等 内容进行综述说明，为后面的财务可行性分析等内容进行铺垫，再深入全面的市场调 研获取大量信息之后，运用 SWOT 分析法对整个项目投资环境作出战略分析。 2.从财务可行性的角度，本文经过对内部收益率的计算成果进行可行性区间的剖 析，进而判断项目的财务可行性。 本文将以企业孵化平台的建设和经营管理为主要研究对象，通过分析 H 市国际科 技创新孵化基地中的问题进行了投资分析，提出了解决问题的对策和建议，从而更加 明确创业孵化基地的战略定位，愈加完善针对于创业孵化基地的投资分析体系。 关键词，创业孵化；投资可行性；SWOT 分析法；内部收益率西南交通大学硕士研究生学位报告 第 II 页 Abstract Abstract In today's world, the Start-up Incubator, a service platform to cultivate high-tech enterprises and entrepreneurs for science and technology industry, has entered the stage of rapid development, it becomes a large industry in the world that has the broadest prospects and providing the most employment opportunities. With the rapid expansion and ever intensifying industry competition, the sustainable development of incubator has also encountered many difficulties. Therefore, before establish a business incubator, a solid investment feasibility analysis is essential. Based on the development of incubator in H city of Guangdong province, this paper carries out research and practice on the feasibility analysis system of Start-up Incubator, then draws a conclusion on the project investment feasibility analysis system and puts forward relevant suggestions. This paper mainly analyzes the feasibility of investing in the incubator of science and technology innovation in H city of Guangdong Province from the following two aspects: 1. From the perspective of investment environment, the paper summarizes the contents of the project’s regional, economic, political and market environment to pave the way for the later financial feasibility analysis and risk theory, then use SWOT analysis as strategic analysis tool for the entire project investment environment after obtain comprehensive information through in-depth market research. 2. From the perspective of financial feasibility, this paper makes a judgment based on the result of IRR, and then it evaluates the economic benefits of the project, and finally reaches the conclusion of financial feasibility.
