摘要
目前,我国大部分大中型城市已基本形成了涵盖交通、地铁、公
交、私家车等多种交通工具的城市交通网络。以交通枢纽为核心的区
域,成为了百姓居住、工作、休闲等日常生活的首选。城市交通网络
为城市总体规划提供了良好的参照。当前,大部分城市将商业发展重
点放在交通枢纽区域,便捷性是该地区顺利、迅速发展的前提。随着
中国经济的不断发展,城市化进程也随之加快。城市化的发展必然会
引来大量的开发商,但是在有限的区域上,开发用地越来越多,甚至
出现高度密集的状况,从而也加大的城市的交通承载能力。城市交通
需求量不断上涨,传统的步伐交通已被新型的轨道交通所取代,现代
的网络化交通也符合当前快速的城市节奏需要。交通枢纽城市商业综
合体不但具有综合交通功能,而且还能满足现代化城市商业化发展的
需求,进而带动带动更多商业设施的开发,将城市商业服务功能和交
通服务功能集为一体,进一步带动周边经济的发展。交通枢纽城市商
业综合体对于解决城市交通、商业的快速发展具有重要的意义

本文从交通枢纽商业综合体定位的角度出发,以 XX 火车东站西
广场项目为例,结合各类交通枢纽商业综合体的成功案例,对 XX 火
车东站西广场商业开发现状和发展中存在的问题进行综合的讨论与
分析,以东站西广场实际情况为出发点,最终将 XX 火车东站西广场
定位于以项目区域环境、核心功能、交通枢纽、物业条件、经营规模
为定位主张,强调“便捷的、时尚的、生活体验式的、行业集聚的”
区域性门户型商业综合体,集品牌购物、各式餐饮、流行时尚、休闲
娱乐、旅游观光、商务办公、都市生活、文化体验为一体,打造“全
业态、全天候、全方位”的交通枢纽新生活广场
