浙江尚海投资发展有限公司核心竞争力研究
摘 要
随着 2010 年以来,中央对房地产行业宏观调控的进一步深入和扩大,对行业内的
企业发展带来了前所未有的压力和困难,限购、限贷、限价、增收房产税、交易税提
高等等措施一波接一波地击打着房地产企业,这对于资金能力较为薄弱,待开发存储
土地量少甚至是没有的中小型房地产企业来说,无疑是面临着生与死的考验。浙江尚
海投资发展有限公司作为众多中小型的房地产企业中的一员,面临着市场竞争、战略
方向、经营模式等方面的转变,要不被市场所淘汰,关键在于依靠自身的优势发展公
司的核心竞争力,并通过培育和提升,使公司实现可持续发展

本文从相关理论文献和房地产企业核心竞争力的研究出发,根据迈克尔·波特的
价值链理论结合核心竞争力的相关理论、波特五力和 P.E.S.T.环境分析以及 SWOT 分
析等基础理论,提出尚海投资公司房地产开发的价值链和核心竞争力的构成要素,分
析公司核心竞争力的来源,提出利用自身优势资源和能力,并确立核心竞争能力,以
及如何培育和提升。主要研究结论如下:
1、整合内外资源,理清各方关系,将公司最有能力和竞争力的资源进行提炼包装,
县域会展产业综合体战略是符合尚海投资公司自身需求和市场形势的,并且已具备一
定的竞争优势

2、构建策划营运能力、资源整合和管理执行能力为浙江尚海投资发展有限公司的
核心竞争力,将有助于推动公司发展县域会展产业综合体的业务模式

3、浙江尚海投资发展有限公司通过核心竞争力的培育和提升,是能够实现核心竞
争力的竞争优势,并确保县域会展产业综合体业务的有效拓展

Abstract
As since 2010, the central government to the real estate macroeconomic regulation and

tax、tax increase, and so on measures waves to hit the real estate enterprises, to the funds ability is
weak, be developed storage land is less even no medium-sized real estate enterprises,
it is facing the test of life and death. As a member of the real estate enterprises in small lots,

strategic direction and management pattern of change, not be eliminated by the market, the key
to make the company achieve sustainable development is to rely on their own advantages,
through training and promotion, developing the company's core competitiveness.
Based on the related theory of literature and the research of real estate enterprise's core
competitiveness, according to Michael porter's value chain theory based on the relevant theory of
core competence, potter five and P.E.S.T. environment analysis and SWOT analysis such as basic
theory, put forward Shanghai investment real estate development company of the components of
the value chain and core competitiveness, analyze the source of the company's core
competitiveness, put forward using its advantage of resources and capabilities, and establish the
core competition ability, and how to cultivate and maintain.
The main research conclusions are as follows:
1、Integration of internal and external resources, clear relationship between the parties, the
company the most capable and competitive resources of refined packaging, county of convention
and exhibition industry synthesis strategy is in line with the Shanghai investment development
limited company 's own needs and the market situation, and already have a certain competitive
advantage.
2、Planning operation ability, resource integration and management ability to execute the
competitive power of Shanghai investment development limited company, will help to promote
the development of the company integrating the business model of county of convention and
exhibition industry.
