本文首先指出了目前物业管理发展的背景,提出了为什么要做人力资源管理
定岗定编这一方向的研究。其次,通过实地调查、人员访谈、问卷调查等方法,
对 X 物业公司的现状进行分析和研究,结果指出,在组织结构方面直线职能式的
组织模式已不能适应公司的发展,在业务流程方面,不规范的流程体系难以满足
公司内部制度的需要,在人力资源定岗定编方面,由于缺乏科学的工具和方法,
存在严重缺编等问题。接着,针对以上出现的各种问题,X 物业公司试图找出解决
方案:对组织结构按照适合公司发展的矩阵式加以设计,设计了与公司发展相匹
配的业务流程,并将核心业务流程加以规范化;对于定编定岗,针对 X 物业公司
下属有代表性的枫林绿洲房产项目进行具体的岗位编制及定员情况设计,最后得
到与公司发展相匹配的岗位说明书与定员情况。结尾部分主要是对以上设计方案
或是意见提出的保障措施
本文结合了 X 公司物业管理岗位的特点和现实情况,通过多种方法,如样本
实测法,对该行业岗位编制进行分析。总的来讲,这也对物业管理行业有一定的
借鉴意义

Abstract
: Job and staff design is the foundation of human resources planning, and
that whether the compilation of job is reasonable or not has a considerable impact on the
company's operating results and the strategic target. In view of the present property
company X having problems in the development of organization structure, business
process, and position settings and other unreasonable situations, this article judges out
that the current job and staff design is not suitable for the realization of this company
strategic, and determines to study job and staff design of X. The research on this
question is of great significance for the company's human resources management and
the realization of strategic goals.
This article first points out the current background of the development of the
property management industry, and puts forward that why this paper does research on
job and staff design of human resources management.Second, it analysis and studies
present situation of X company through field survey, staff interview, questionnaire
survey and other methods. At the result, it points out that the mode of the linear function
can’t adapt to the development of the company in the structure of the organization, and
non-standard process system is difficult to meet the needs of the company's internal
system in business process, and due to the lack of scientific tools and methods, serious
vacancy and other problems exist in human resources. Then the X property company is
trying to find out the solution in view of the above all sorts of problems. This paper
points out the matrix organization, which fits for the company's development, and
makes the core business process into standardization, and for job and staff design, it
designs the positions and complement according to a project of the company.Finally, it
receives job description and complement,which matches with the company
development.The last part, it mainly raises safeguard measures about the above design
scheme or suggestions.
Through a variety of methods, such as sample measurement method, thecharacteristics of X company property management positions and the reality are
combined so as to analyze the industry positions. Generally speaking, it also has certain
reference significance for property management industry.
