摘 要
近年来，游艇地产在国内逐渐兴起并得到广泛关注，许多地区已经制定了游
艇地产发展规划，有的已经开始付诸实施。作为西部唯一直辖市的重庆市，拥有
长江、嘉陵江以及三峡水库等广阔水域，已将游艇产业提上了发展的议程。重庆
市政府部门颁布了相关政策、规划了游艇基地并制定了发展规划，重庆市游艇经
济即将起航，游艇地产的出现势在必然。游艇地产是一个特殊的地产类型，它是
旅游业、游艇产业和房地产业这三大行业结合的产物，它的发展将带动关联产业
的发展并能够形成完整的产业链条，具有极强的“造血功能”。但目前关于游艇地
产的概念还没有明确的界定，发展所需的条件、发展模式、支撑理论等都没有相
关的研究，没能形成统一的标准，各地都是按主观意愿进行开发，这将不利于游
艇地产的健康发展。为了给重庆市游艇地产健康持续发展提供一个明确的指导，
作者提出了该研究
论文首先对游艇地产相关概念进行了界定，分析了国内外游艇地产的研究状
况、发展状况，在此基础上探讨了游艇地产开发所需的支撑理论，为游艇地产的
开发构建了理论支撑体系。在理论研究的基础上，本研究以重庆市作为研究对象，
探讨了重庆市游艇地产开发的可行性。在可行性分析时，作者首先分析了重庆市
发展游艇地产的条件，进而以波特钻石模型作为基础，从目的地吸引力的角度出
发构建了新钻石模型，以新钻石模型分析重庆市游艇地产的竞争力。在发展条件
成熟、竞争力强劲的基础上，作者分析了重庆市游艇地产的市场前景。最后，本
研究通过案例分析，总结了游艇地产的三大开发模式，再结合重庆市实际情况选
择了适合重庆市的游艇地产发展模式——综合型游艇地产开发模式。在模式确定
的基础上结合重庆市的实际情况提出了发展布局建议、产业链构建以及发展策略

ABSTRACT
In recent years, the yacht real estate rises gradually in our country and has received
extensive attention, many areas have developed yacht estate development planning, and
some have begun to put into practice. As the only municipality directly under the
Central Government in the western region, Chongqing has Yangtze River, Jialing River,
Three Gorges reservoir and much other vast waters, the yacht industry has been put on
the agenda. Chongqing government department promulgated relevant policies, planning
the yacht bases and making some development plans, yacht economy is about to set sail,
and yacht real estate will appear inevitable. Yacht real estate is a special type of real
estate, which is a new product composed by tourism, yacht industry and real estate
industry, and its development will drive the development of related industry and can
form a complete industry chain, with stronghematopoietic function. However, at
present the concept of yacht real estate has not been clearly defined, and the
development conditions, development mode, supporting theories have no relevant
studies, it can't form a unified standard, all parts try to develop it according to the
subjective, which will not conducive to the healthy development of yacht real estate. In
order to provide a clear guidance for Chongqing’s yacht real estate healthy development,
the authors put forward the study.
The paper first defined the related concepts of yacht real estate, and analyzed the
research status of yacht real estate, development status at home and abroad, based on
this, probed into the support theory for yacht real estate development, and constructed
the theoretical support system to the development of yacht real estate. On the basis of
theoretical research, this study took Chongqing as the research object, explored the
feasibility of the development of Chongqing’s yacht real estate. In the feasibility
analysis, the author first analyzed the development conditions for yacht real estate of
Chongqing, and then took Potter diamond model as the foundation, built a new diamond
model from the point of view of attractive destination, then analyzed the competitive
power of the yacht real estate developing in Chongqing with the new diamond model.
On the basis of development conditions are ripe and competitive power strongly, the
author analyzed the yacht real estate’s market prospect of Chongqing. Finally, this
research through case analysis, summarized three type of yacht real estate developmentIV
model, combined with the actual situation in Chongqing, selected a right yacht real
estate development model for Chongqing---Integrated development model. Based on
the determined model, combined with the actual situation of Chongqing, put forward
the development layout proposal, constructing industrial chain and development
strategy.
