本设计是通过对合肥市2011年房地产住宅市场的回顾和2012年第一、第二月份的销售分析而开展的合肥市华地公馆住宅项目可行性分析。在研究该项目时,以市场供需为立足点,分析项目开发的可行性和市场性;以资源投入为限度,分析融资情况和醒目的形象定位;以科学方法为手段,分析项目开发的优劣势;以系列评价指标为结果,最终确定该项目在技术上能否实施,能否取得最佳的经济效益。基本建设可行性研究,是基本建设前期工作的重要内容,也是按基本建设程序办事的重要步骤,其目的就是要使建设项目决策正确,避免或减少因决策失误而造成的投资浪费。

ABSTRACT
The feasibility study is the progress as science and technology and economic management of scientific development has arisen, and better integrated science, a feasibility study is in the investment prior to the proposed development project to conduct a comprehensive, systematic research and analysis, the use of scientific technology evaluation method, obtained a series of evaluation index, in order to determine whether the project feasible research.
The design is based on2011, Hefei city residential real estate market review and in 2012 the first second months, sales analysis of Hefei city impression Hua Mansion residential project feasibility analysis. In the study of the project, market supply and demand as the starting point, analysis of project feasibility and market; to resource limits, analysis of financing situation and the striking image positioning; with scientific methods, analysis of the advantages and disadvantages of project development; to series of evaluation index for the result, ultimately determine the project technical whether to implement, can obtain the best economic benefit. Basic construction feasibility studies, is the basic construction prophase work important content, is also in the basic construction procedures and important step, its purpose is to make the construction project is decision-making correct, avoid or reduce because of decision-making error caused by the waste of investment.
