房地产业已成为辽宁经济发展的一大支柱产业,在保增长、惠民生中起到重要作用。今年前7个月,葫芦岛市房地产完成投资11.0亿元,房屋施工面积281.2平方米,房屋竣工面积20.6万平方米,商品房销售面积57.1万平方米。
本文对葫芦岛市房地产业环境、房地产市尝项目区域市尝项目微观性进行了分析,同时对葫芦岛富尔沃财富广场项目进度计划、投资成本估算、资金筹措、经济分析、社会效益评价、不确定性分析、投资风险分析等方面进行了分析说明。其中经济分析包括:盈利能力分析,清偿能力分析;不确定性分析包括:敏感性分析、盈亏平衡分析。
通过对以上数据的分析,确定了本项目在社会效益、经济效益、环境效益上是可行的。

Abstract
Real estate industry has become one of the economic development of liaoning pillar industries, in the growth, huimin birth plays a role. The first seven months of the year, huludao city estate completed investment 11.0 billion yuan, housing construction area 281.2 square meters, building complete area 20.6 million square meters, commodity sales area 57.1 million square meters.
This paper in huludao city real estate industry environment, real estate market and project regional market and project WeiGuanXing was analyzed, meanwhile to huludao darfur walter fortune plaza project schedule, investment cost estimation, financing, economic analysis, social benefit evaluation, uncertainty analysis, investment risk analysis etc were analyzed and explained. The economic analysis included: profitability analysis, the repayment ability analysis; Uncertainty analysis includes: sensitivity analysis, break-even analysis.
Through the above data analysis, confirmed the project is in the social benefit, economic, and environmental benefits was feasible.
